How a new Reddick roof is built and checked

In a town whose median home dates to 1983, a house permitted now is built to the 2023 Florida Building Code, Eighth Edition; applications submitted on or after December 31, 2026 fall under the Ninth. The building official looks at the roof framing with its trusses, bracing and connectors, then at the sheathing and its fasteners, at dry-in or on a separate visit, then at the roofing itself before the final: dry-in, insulation, covering and flashing.

On the deck, the residential code calls for ring-shank sheathing nails, typically ASTM F1667 RSRS-03 at 2-1/2 inches. Shingle and metal roofs then get a sealed dry-in by one of three routes, and drip edge is fastened every 12 inches, tightening to every 4 inches at higher design wind speeds or roof heights. Tile on a new home follows the maker's instructions or the FRSA/TRI Florida High Wind installation manual, seventh edition, and goes only over solid sheathing unless the system was tested otherwise.

A general, building or residential contractor may install shingles itself only on a new building of its own construction; tile, metal and membrane roofs go to a roofing contractor (section 489.113(3)).

Soffits and gutters finish the roof edge. Soffits have had to resist wall-level wind loads since the 2007 code, and FEMA's Hurricane Michael guidance is to fasten each soffit panel at the wall and again at the fascia. Gutters are required only where eaves project less than 6 inches, and any downspout must discharge at least a foot from the wall.

Where do I apply for a new home permit in Reddick?

Start with the Town of Reddick. Its website, read October 5, 2026, does not say which office issues building permits inside town limits, and Marion County Building Safety's pages could not be read, so ask the town before you draw up the application. Florida also lets an owner, or the owner's contractor with written authorization, use a private provider for plans review and building code inspections (section 553.791); a private provider is a building code administrator, engineer or architect.

What does a builder owe on a new Reddick roof after closing?

A year of accountability for defects that break the code. Since July 1, 2025, section 553.837 requires a builder to stand behind a newly built home for 1 year after title passes to the first owner or the home is first occupied, whichever comes first, for defects in equipment, material or workmanship it furnished that materially violate the Florida Building Code. Normal wear and tear, settling, owner-caused defects and natural disasters are excluded. Only 22 of Reddick's 335 housing units date from 2010 on, so few owners here have used this rule yet.

Yes, built to the tile rules. On new homes, tile follows the manufacturer's instructions or the FRSA/TRI Florida High Wind Concrete and Clay Roof Tile Installation Manual, seventh edition, and goes only over solid sheathing unless tested otherwise. A roofing contractor has to install it; the builder's shingle carve-out does not cover tile. Attachment choices depend on design wind speed, and Marion County's own figure could not be read from its Building Safety pages, so the permitting office will confirm the number.
