Reading the 4-point roof section for a Reddick home

Its roof section asks for the covering type, the roof's age and remaining useful life, the date of the last roofing permit and whether that job replaced all or part of the roof, the overall condition, and any damage on its list. With photos of each slope, it can stand in for Citizens' separate roof inspection form.

Citizens adds age lines: a soft roof such as shingle older than 25 years, or a hard roof such as tile or metal older than 50, needs documentation of at least five years of remaining life. On a house built around 1983, Reddick's median, a shingle roof that was never replaced would be well past 25.

Not in a pass-or-fail sense: the form records features, and each answer maps to credits the insurer sets. Who can inspect a Reddick roof for an insurer?

The statutes and forms name the trades. For the 15-year roof rule, section 627.7011(5)(a) lists home inspectors, building code inspectors, general, building, residential and roofing contractors, engineers and architects under their Florida licensing laws, or anyone else the insurer recognizes as qualified. Citizens' roof inspection form must be signed by a general, residential, building or roofing contractor, a building code inspector or a Florida home inspector, with a photo of each slope. On the wind mitigation form, the signer must inspect personally, except that engineers and some contractors may send a direct employee. In Reddick, where 64.8 percent of homes predate 2000, expect one of these forms at renewal.

Can a Reddick homeowner get a wind mitigation inspection through the state?

Possibly, through My Safe Florida Home. Fla. Stat. 215.5586 sets the program up for site-built, owner-occupied single-family homes with a homestead exemption, and its website advertises no-cost wind mitigation inspections and grants. Whether applications were open on October 5, 2026 could not be confirmed, and the statute says the program creates no entitlement. In Reddick, that leaves out rentals, about four in ten occupied homes, and the 22.4 percent of housing that is mobile homes.
