Old houses in a small town: what McIntosh's numbers say

The Census Bureau's 2020-2024 survey counts 177 housing units in McIntosh. Their median build year is 1977, 83.1 percent were built before 2000, and the survey found none from 2010 or later. Samples this small carry wide margins, plus or minus 5 years on the median alone, but the picture holds together: this is housing from well before Florida's first statewide code took effect on March 1, 2002.

On a house that old, the date of the last full roof replacement matters more than the build year. If the roof was replaced to the 2007 code or a later edition, in force from March 1, 2009, a repair covering a quarter or more of it only has to bring the repaired part up to current code. Permits in McIntosh: the town first, then the county

The Town of McIntosh states on its own website that written authorization from the town is required before Marion County issues any permit. That makes a re-roof a two-step job: get the town's sign-off, then apply to Marion County Building Safety, the office the county permit comes from. The county's pages could not be read by our research tools, so confirm its current re-roof steps directly.

Once the permit is issued, the building code's inspections follow: a sheathing check, made at dry-in or separately, and a final roofing inspection of the dry-in, insulation, covering and flashing. Reroofs are exempt from plan review.

Every roofing product used must carry Florida statewide product approval, and the Florida Building Commission's public search finds a product by its FL number or its maker (section 553.842(5)).

Water covers 4.7 percent of Marion County's area, in rolling country that tops out near 200 feet, and Orange Lake borders McIntosh on the east. The county's largest natural-disaster threats are high winds and flooding, and tornadoes are a concern too.

The Ocala airport recorded gusts of 36 knots in Nicole in 2022 and 35 knots in Milton in 2024. Milton and Irma both brought FEMA assistance to households across the county, and Irma pushed rivers in the county to major or record flood stage in 2017.

Do I need the town's permission to re-roof in McIntosh?

Yes. The Town of McIntosh's website states that written authorization from the town is required before Marion County will issue any permit, and the Florida Building Code requires a permit to alter or repair a building, which covers a re-roof. Get the town's sign-off first, then apply to Marion County Building Safety. The county's own permit pages could not be read when this was written, so confirm its checklist when you apply.

How old are roofs on McIntosh homes likely to be?

The houses are older than the county's. The median McIntosh home was built in 1977 and none of the 177 units in the Census survey date from 2010 on, while Marion County's median is 1993. A house's age is not its roof's, though: Florida counts roof age from the last date 100 percent of the roof was built or replaced, under section 627.7011(5)(d). The permit record for that replacement is the proof insurers ask about, and Citizens' 4-point form has a line for it.

What wind rules apply to a roof in McIntosh?

McIntosh is not in the High-Velocity Hurricane Zone, which the Florida Building Code limits to Broward and Miami-Dade counties. Wind design comes from the ASCE 7-22 hazard map for each address, the same source the state's wind mitigation form uses to place a home in Region 1 (140 mph or more), Region 2 (130 to 139) or Region 3 (under 130). Marion County's own design wind figure could not be read from its Building Safety pages when this page was written, so ask the county which value it applies.

What does Marion County's hurricane record mean for a McIntosh roof?

It points to wind and water. FEMA declared major disasters naming Marion County for Hermine (2016), Irma (2017), Ian and Nicole (2022), Idalia (2023) and Debby, Helene and Milton (2024); Irma and Milton brought individual assistance to households. After Ian, FEMA's assessment team found hips and ridges were the most common roof damage, on newer and older roofs, as the International Code Council summarized it. That makes the ridge line the first place to look on a McIntosh roof after any named storm.
