Reddick is a town of 449 people at the 2020 Census and about 335 housing units, set in a county with more than 1,200 horse farms, about 900 of them thoroughbred farms on some 77,000 acres. In a county like that, commercial roofing takes in barns and farm buildings along with shops and offices, and Florida's code treats each by its roof system.

Metal panels have code minimum slopes. Standing-seam systems may go as low as a quarter inch per foot; lapped, non-soldered panels need 3 inches per foot without lap sealant, or half an inch with it (FBC-Building 1507.4.2). The panels must also be tested for wind uplift under UL 580, ASTM E1592 or TAS 125 (section 1504.3.2).

Product approval applies to every panel. Roofing is a statewide approval category, the Florida Building Commission's search finds a product by its FL number, and no product may be marketed as hurricane or windstorm protection without that approval (section 553.842).

Where a Reddick building has a low-slope roof, membrane systems need a design slope of at least a quarter inch per foot, and the roof must clear within 48 hours of rain to meet the code's positive drainage definition. A coating marketed to stop leaks or extend a roof's life counts as roofing work under Florida's contractor law, and coatings are held to the code's fire rules and listed standards.

Rooftop units get a break during a re-roof: a local government may not force existing equipment up to current code unless it is being replaced or moved and does not comply (FBC-Building 102.8). For upkeep, NRCA's guidance is an inspection twice a year, in spring and fall.

As with homes, ask the Town of Reddick which office issues commercial roof permits for a property inside town limits; the town's website does not say.

Can a new metal roof go over an old one on a Reddick barn?

Sometimes. The Florida Building Code lets a complete, separate standing-seam metal system that carries its own loads to the structure go over an existing roof without a tear-off (section 1511.3 exception). Other recovers are barred when the old roof is water-soaked or deteriorated, already has two or more layers, is tile or slate, or has blisters that are not cut open and secured. Marion County has more than 1,200 horse farms, so the rule reaches barns as well as shops.

Does the 25 percent rule apply to a Reddick shop or barn roof?

Yes, the commercial code's version covers any existing building or structure. FBC-Building section 1511.1.1 allows no more than 25 percent of a roof or roof section to be repaired, replaced or recovered in a 12-month period unless the whole section is replaced or recovered to current code. Roofs built or replaced to the 2007 code or later get the exception, and Florida law bars local governments from amending it. Ask the Town of Reddick which office applies the rule to your permit, since the town's site does not say.

What should a Reddick business check on its roof after a storm?

Edges, seams, flashing and drains first. FEMA's assessment teams found wind damage to roof coverings a primary source of water intrusion, and low-slope edge metal is wind-tested for that reason under the code's ANSI/SPRI ES-1 rule. Then look for water still standing two days later, since the code expects a low-slope roof to drain within 48 hours. Marion County's record, eight FEMA hurricane declarations from 2016 to 2024 and Milton's 35-knot gust at the Ocala airport, makes a post-storm walk part of normal upkeep.
