Roof inspections in Marion Oaks, FL

Marion Oaks' median age is 37.3, more than ten years below Marion County's 47.9, yet 42.7% of its homes were built before 2000. A pre-2000 house still on its first shingle roof is past all three roof-age lines Florida insurers use: 15 years in statute, and Citizens' 20-year and 25-year lines.

Local know-how

The roof-age lines and Marion Oaks build years

  • 15 years. Under Fla. Stat. 627.7011(5), a roof this old can be inspected at the owner's expense before an insurer requires a replacement. Under 15, age alone cannot cost you the policy.
  • 20 years. Citizens wants a 4-point inspection on applications for properties older than this. The median Marion Oaks home, built in 2002, reached 20 in 2022.
  • 25 years for shingles, 50 for tile or metal. Citizens asks for papers showing five years of remaining life.

Citizens' 4-point rule is tied to applications, so it comes up when a policy is first written, including after a purchase. The 27.8% of homes built in 2010 or later are mostly under the 15-year line today; a 2011 roof reaches it in 2026.

The form

What the wind mitigation form asks about a Marion Oaks roof

OIR-B1-1802 (Rev. 04/26) took effect April 1, 2026 and stays valid up to five years. Its first question is the building code era: FBC 2001 or 2004, or FBC 2007 and later. A Marion Oaks house built in 2002 answers it with the earlier editions.

  • Wind region, from the ASCE 7-22 hazard tool for the address.
  • Roof covering type and its Florida or Miami-Dade approval.
  • Deck attachment, graded by panel thickness, nail size and spacing.
  • Roof-to-wall connection, from toenails up through clips, wraps and structural ties.
  • Roof shape, where a hip roof counts only if other features are no more than 10% of the perimeter.
  • Secondary water resistance, the sealed-deck layer.

The state's consumer notice says these credits apply only to the hurricane-wind portion of a policy and are not added together. Your insurer or agent can say what each answer is worth on your premium.

Questions

Roof inspections in Marion Oaks: questions

Do newer Marion Oaks homes need a roof inspection for insurance?

Usually not for age alone. Under Fla. Stat. 627.7011(5)(b), an insurer may not refuse to issue or renew a homeowner's policy solely because a roof is less than 15 years old, and Citizens' 4-point rule starts at 20 years. Most of the 27.8% of Marion Oaks homes built in 2010 or later sit under both lines. An insurer can still ask for a wind mitigation form, which is how wind credits get documented.

How long is a wind mitigation report good for on a Marion Oaks house?

Up to five years. The current form, OIR-B1-1802 (Rev. 04/26), effective April 1, 2026 under Rule 69O-170.0155, is valid that long provided no material changes are made to the structure and no errors turn up on it. A re-roof is the kind of change that rewrites several answers, from deck attachment to the secondary water barrier. For the 42.7% of Marion Oaks homes built before 2000, ask about a new form after any re-roof.

Is My Safe Florida Home open to Marion Oaks homeowners?

The program is in statute, but its status changes, so check mysafeflhome.com. Fla. Stat. 215.5586 limits its inspections to site-built, owner-occupied single-family homes with a homestead exemption, and its matching grants carry conditions that include a pre-2008 build date and a cap on the home's value. The statute says it creates no entitlement. In Marion Oaks, 75.7% of occupied homes are owner-occupied and the median home dates to 2002, so most houses meet the build-date condition.
