Where storm water gets into Tavares homes

Hips and ridges took the most damage after Hurricane Ian, FEMA's assessment teams found, on newer and older roofs alike. A lost ridge vent leaves an open slot along the top of the deck; in one FEMA case, ceilings came down although the only roof damage was missing ridge shingles and the vent.

Leaks also start where the code requires flashing: wall-to-roof joints, changes in slope or direction, and every pipe, vent and skylight (R903.2.1). On a house from the 1996 median, those seals have already been through Irma, Ian and Milton.

Shingle edges age too. University of Florida researchers found asphalt shingles tend to come partly unsealed after their first four years, mostly at exposed corners, and advise hand-sealing loose edges to the maker's instructions.

The 25% line on older Tavares roofs

The code allows patching up to 25% of a roof or roof section in 12 months. Past that, the whole section must meet current code unless the roof was built to the 2007 code or later. 53.8% of Tavares homes predate 2000, so storm damage on an original roof here can tip a repair into a re-roof.

Ordinary minor repairs may go ahead without a permit if the building official approves (FBC-B 105.2.2). Inside the city, that call runs through the City of Tavares Community Development office; outside it, through Lake County's Office of Building Services.

What should I look for on my Tavares roof after a storm like Milton?

Start with the list Florida's largest insurer asks inspectors to record: cracked, cupped or curled shingles, heavy granule loss, exposed felt, missing or loose tabs, soft spots in the deck, and leaks in the attic or on ceilings. From the ground, scan the ridge line and hips first, since that is where Ian did the most damage. Then check the attic with a flashlight along the vents and any chimney. Milton left 8.55 inches on Tavares, so note any ceiling stain that appeared after that storm, with photos and dates.

Why do soffits matter on a Tavares roof repair?

Because wind-driven rain gets in when they fail. FEMA reports that soffits have historically performed poorly in hurricanes, and when they blow out, the result is often significant water intrusion. Florida's 2007 code began requiring soffits to resist the same wind loads as walls, so on the 53.8% of Tavares homes built before 2000 they predate that rule. How long do I have to report storm damage to my insurer?

Florida sets the deadline in Fla. Stat. 627.70132: a new or reopened property claim is barred unless the insurer gets notice within 1 year after the date of loss, and a supplemental claim has 18 months. FEMA's Milton declaration for Lake County, DR-4834, lists an incident period starting October 5, 2024; your own date of loss is the day the damage happened. Your policy and your insurer or agent decide what applies to your roof, so contact them first, with dates and photos of what you found.
