The first places wind opens a Mount Dora roof

FEMA's teams found hips and ridges were the most common damage after Ian, on newer roofs and older ones. The ridge vent deserves its own look: losing one exposes a long slot in the deck, and FEMA's Hurricane Michael advisory describes a house whose ceilings collapsed though the only roof damage was a missing ridge vent and its shingles.

Flashing is the next suspect. The code requires it where a roof meets a wall, where slope or direction changes and around every opening (R903.2.1), so chimneys, dormers and pipe boots are where leaks tend to begin. On houses from Mount Dora's 1993 median, much of that metal and sealant has already weathered Irma, Ian and Milton.

Shingle edges come third. University of Florida researchers found asphalt shingles tend to come partly unsealed after about four years, mostly at exposed corners, and recommend hand-sealing loose edges to the maker's instructions.

The 25% line on a Mount Dora storm repair

Florida's code allows repairs on up to 25% of a roof or roof section in a 12-month period; beyond that, the whole section must meet current code unless the roof was built to the 2007 code or later (R908.1.1, 553.844(5)). That line falls hard in a city where 60.9% of homes predate 2000, because one storm can carry a patch on an original roof past a quarter of its section.

Small fixes may skip the permit: the code lets the building official approve ordinary minor repairs without one (FBC-B 105.2.2). In Mount Dora that call belongs to the City of Mount Dora Building Division, and outside the city limits to Lake County's Office of Building Services.

What should I check on my Mount Dora roof after a hurricane?

Use the damage list Citizens prints on its 4-point form: cracking, cupping or curling, heavy granule loss, exposed felt, missing or loose tabs, soft spots in the deck and leaks in the attic or on ceilings. From the yard, scan the ridge and hips first, then take a flashlight into the attic around vents and the chimney. Photograph what you find and note the date; after a declared storm such as Milton, DR-4834 for Lake County, those records help your insurer and your roofer alike.

Why does my Mount Dora roof leak only in hard, windy rain?

Because wind drives water sideways into openings that ordinary rain never reaches. FEMA's assessment teams list where it got in during hurricanes: damaged roof coverings, lost ridge vents and soffits, wall coverings, and gaps around windows and doors. On the roof itself, the code puts flashing at every wall joint, slope change and opening, and those seams are where a wind-only leak usually traces back to. Lake County saw that kind of rain from Ian, which dropped 10 to 20 inches across central Florida in 2022.

Are the black streaks on my Mount Dora roof a reason to repair it?

Usually not by themselves. The streaks are algae, most often Gloeocapsa magma, and the Asphalt Roofing Manufacturers Association says the discoloration is most widespread in warm, humid regions such as the Gulf States. Owens Corning reports no evidence that it affects asphalt shingle performance. A bleach-and-water solution may lighten it for a while; skip the pressure washer, which strips granules and shortens roof life. On a roof from Mount Dora's 1993 median, treat streaks as a reason to check its age, cracking and granule loss.
