Citizens adds its own line: shingle roofs older than 25 years, and tile or metal roofs older than 50, need documentation of at least five more years of life. Mobile homes, 27% of Tavares housing, sit outside 627.7011(5) entirely, Senate staff note, so their roof questions follow the insurer's own rules.

How long is a wind mitigation report good for in Tavares?

Up to five years. The current form, OIR-B1-1802 (Rev. 04/26), took effect April 1, 2026, and stays valid for up to five years as long as no material changes are made to the house and no errors turn up on it. If you re-roof, the old form describes a roof that is gone, so a new inspection records the new deck nailing and water barrier. On the 26.9% of Tavares homes built in 2010 or later, the form's building-code question will usually point to the 2007 code or later.

For the 15-year roof rule, an authorized inspector is a home inspector, a building code inspector, a general, building, residential or roofing contractor, a professional engineer, an architect, or anyone else the insurer recognizes as qualified (627.7011(5)(a)). What does an inspector actually check on a Tavares roof?

Florida's home inspector standards cover visible roofing materials, flashings, skylights, chimneys and penetrations, roof drainage, attic ventilation and attic insulation, and an inspector need not walk a roof that is too steep, wet or damaged.
