Storms that have reached Eustis
From the storm record: a gauge in Tavares, next door, caught 8.55 inches of rain from Hurricane Milton in 2024, while Leesburg's airport logged a 72-knot gust in the same storm. Hurricane Irma in 2017 put 11.03 inches on a gauge in Lady Lake, and Ian's 10 to 20 inches across central Florida flooded parts of Lake County in 2022. In 2016 Hurricane Hermine produced EF-0 tornadoes, one of them near Fruitland Park and Lady Lake, that caused structural damage to some homes.
FEMA's post-storm studies show where roofs give way. After Ian, damage to hips and ridges was the most common type seen, on new and old roofs alike. Lost ridge vents can open long slots in the deck to rain, and soffits have a poor record in hurricanes; Florida first required soffits to resist wall-level wind loads in the 2007 code, so a house built before 2000, as 76.0% of Eustis homes were, went up without that rule.
Repair or replace
When a patch is no longer enough in Eustis
Two Florida rules decide it. The building code caps repairs on a roof built before the 2007 code at 25% of the roof or of a roof section in any 12 months; past that, the whole roof or section must be brought to current code. Insurance supplies the second: under Fla. Stat. 627.7011(5)(d), a roof's age runs from the last date all of its surface was built or replaced, so patching does not reset the age an insurer sees.
Small jobs may go ahead without a permit if the building official allows them as ordinary minor repairs; for city addresses, ask the City of Eustis Building Department. Florida's contractor law exempts only casual, minor work under a set contract price, and the exemption never applies to a job split up to dodge the law or to anyone advertising as a contractor.

What fails first on roofs in Eustis during a hurricane?
Usually the top and the edges. FEMA's review of Hurricane Ian found damage to hips and ridges was the most common kind, seen on newer and older roofs, and newer roof coverings generally fared better than older ones. Ridge vents and soffits come next, because losing either lets wind-driven rain inside. Milton's 72-knot gust at Leesburg's airport in 2024 is the highest gust in the county storm record, so after a storm, check those areas first from the ground or with binoculars.

Can a handyman fix my roof in Eustis?
Only inside a narrow exemption. Florida's contractor law, Fla. Stat. 489.103(9), lets someone without a contractor's license do casual, minor or inconsequential work below a set aggregate contract price, but not a larger job broken into pieces, and not if the person advertises as a contractor. Roofing work beyond that belongs to a roofing contractor. The permit question is separate: for a city address, the City of Eustis Building Department decides whether a small repair needs one.

How long do I have to report roof storm damage to my insurer?
Florida law sets the outer limit: a new or reopened property claim is barred unless notice reaches the insurer within one year of the date of loss, and a supplemental claim must come within 18 months. Earlier is better, while the damage is fresh and the photos are clear. After Hurricane Milton in 2024, FEMA's DR-4834 declaration also opened individual assistance to Lake County households.
