Below it, an insurer may not refuse or non-renew a homeowner's policy for roof age alone; at or past it, you can have an authorized inspector document the roof at your own cost, and five or more years of remaining life keeps age alone from ending coverage (627.7011(5)).
At 20 years of house age, Citizens requires a 4-point inspection covering electrical, plumbing, HVAC and the roof. At 25 years for shingles, or 50 for tile, slate, concrete or metal, Citizens wants proof of five more years of roof life.
A house from the city's 1993 median crossed the 20-year line in 2013, and an original shingle roof on it passed 25 years in 2018. With 60.9% of Mount Dora homes built before 2000, the date of the last full re-roof, and the permit that proves it, decides a great deal at renewal.

What the wind report records on a Mount Dora house
The wind mitigation form, OIR-B1-1802 (Rev. 04/26), took effect April 1, 2026 and stays valid up to five years unless the house changes materially. It asks the building code era, the wind region from the ASCE 7-22 hazard tool, roof slope and covering, deck attachment, the roof-to-wall connection, roof geometry, a secondary water barrier and opening protection.
Roof shape is graded too: the form counts a roof as hip only if non-hip features make up no more than 10% of its perimeter. Most of the other items sit in the attic, where few owners look: deck nails, roof-to-wall clips or straps and any sealed deck. Milton's 72-knot gust at the Leesburg airport in 2024 is the kind of wind those parts exist to resist.

Does a rented-out Mount Dora house get the same roof-age protection?
Not necessarily. Florida's 15-year rule, section 627.7011(5), is written for homeowner's policies, and a 2026 bill that would have stretched it to all residential property policies died in committee on March 13, 2026. Citizens, by contrast, names dwelling applications alongside owner and mobile home ones when it requires a 4-point on properties more than 20 years old. Owners occupy 61.7% of Mount Dora's occupied homes, so many roofs here sit on rentals; if yours is one, ask your insurer or agent how the policy treats roof age.

Is a wind mitigation report worth getting on an older Mount Dora house?
Often, though your insurer has the answer in numbers. Florida requires insurers to offer discounts or credits for features that reduce windstorm loss, and the state's consumer notice says those discounts apply only to the hurricane-wind portion of the policy and are not added together. The form asks the building code era first; a house from Mount Dora's 1993 median predates the statewide code, so its credits rest on deck nailing, roof-to-wall connections and a sealed deck. One report lasts up to five years.

Can a Mount Dora homeowner get state help to harden a roof?
Possibly, through My Safe Florida Home, created by Fla. Stat. 215.5586 in the Department of Financial Services. Its inspections are for site-built, owner-occupied single-family homes with a homestead exemption, and its matching grants, which carry a pre-2008 build date and other conditions, can go toward roof-to-wall connections, deck attachment, a secondary water barrier and a new covering. The statute says the program creates no entitlement, and its site did not say on October 5, 2026 whether it was taking applications. Mount Dora's median home dates to 1993.
