What north Lake storms do to Umatilla roofs
Umatilla's weather record is written in its neighbors' gauges. Irma left 11.03 inches at Lady Lake in 2017, Milton 8.26 inches south of Lady Lake and 8.55 in Tavares in 2024, and Leesburg's airport logged gusts of 60 knots in Irma and 72 in Milton.
Those winds go after the same parts of a roof each time. Federal investigators found hips and ridges took the most damage in Ian, and FEMA's teams list damaged coverings, lost ridge vents and failed soffits as the main paths for water. Near the forest, falling limbs add punctures and torn shingles.
Inside the house, stains usually trace back to flashing. The code requires it where walls meet the roof, at changes in slope and around every opening, and those joints are where to look first.

When a repair in Umatilla turns into a section re-roof
The code's limit: no more than 25% of a roof or roof section repaired, replaced or recovered in any 12 months unless the whole section is redone to current code. The exception: if that roof was built, repaired or replaced to the 2007 Florida Building Code or later, only the repaired portion must meet current code. Neither rule says an insurer must pay for a whole roof.
With 1,236 of Umatilla's 1,921 homes built before 2000, the deciding fact is the last re-roof permit. A replacement permitted after March 1, 2009 can bring the exception; an older one does not. The City of Umatilla Development & Public Services keeps the permit records.
Expect a permit for most repair work; the code's only exception is an ordinary minor repair the building official signs off on. Patching also leaves the insurance age alone, since Florida counts it from the last time the whole surface was replaced.

Are the black streaks on Umatilla roofs damage?
Usually not. The streaks are algae, most often Gloeocapsa magma, and the asphalt roofing trade group says the discoloration is most widespread in warm, humid places such as the Gulf States. One shingle maker says it has seen no evidence that algae affects shingle performance. If you clean it, use a diluted bleach solution and rinse it off; never pressure-wash, which strips granules. On a house built around Umatilla's 1986 median, check the roof's age before spending on looks.

Get people clear, then look from the ground; don't climb a wet or damaged roof. Photograph the damage, the limb and any ceiling stains, and keep notes with dates. Should I repair or replace an old roof in Umatilla?
It turns on the roof's age and its code era. The code caps repairs at 25% of a roof section in 12 months for roofs built before the 2007 code; past that, the section is redone. Roofs replaced to the 2007 code or later escape that cap. Insurers count age from the last full replacement, and Citizens wants proof of five more years of life on shingle roofs past 25 years. With 64.3% of Umatilla's houses built before 2000, many owners face several of these tests at once.
