From trusses to final on a new Mount Dora roof
The code lists a new building's inspections in order (FBC-B 110.3), and the roof shows up in three of them. Framing comes once the trusses, bracing and connectors are in. Sheathing covers the roof and wall panels and their fasteners, alone or as part of dry-in. Roofing covers dry-in, insulation, coverings and flashing, ahead of the final.
On the deck, the residential code calls for ring-shank nails, RSRS-03 at 2 1/2 by 0.131 inches, with RSRS-01 or RSRS-04 allowed on sheathing 15/32 inch or thinner. Spacing starts at 6 inches at panel edges and in the field and tightens to 4 or 3 inches near edges, ridges and hips as wind speed and exposure rise (Table R803.2.3.1).
Mount Dora's median home, from 1993, is four years older than Lake County's 1997 median, so a new roof in the city often goes up beside neighbors that predate the statewide code.

Who roofs a new Mount Dora home, and who answers for it
Who installs the roof is set by statute. Unless a general, building or residential contractor also holds roofing credentials, section 489.113(3) makes it hire out the roof, except for shingles on a house it is building itself. Metal, tile and membrane roofs always go to a roofing contractor.
Buyers get a year of recourse from the builder. Since July 1, 2025, section 553.837 has made the builder of a new home answer for defects in equipment, material or workmanship that cause a material violation of the building code, for one year from closing or first occupancy, whichever comes first. Wear and tear, settling, owner damage and natural disasters fall outside it.
Permit applications submitted on or after December 31, 2026 must meet the code's 9th edition, so a plan filed in early 2027 faces newer text than one filed this year.

Does a new Mount Dora home get a sealed roof deck?
Every new shingle or metal roof in Lake County gets one of three underlayment methods, and the state wind form counts all three as a secondary water barrier. The code allows self-adhering membrane over the whole deck, a 3 3/4-inch membrane strip or tape over every joint with underlayment on top, or two layers of felt-type underlayment fastened 12 inches apart in the field and 6 at laps (R905.1.1.1). Ask your builder which method your house gets, since the City of Mount Dora Building Division inspects it at dry-in and the wind report will record it.

Who checks the roof-to-wall connectors on a new Mount Dora house?
The building inspector does, at framing. The code's framing inspection comes once the trusses, bracing and connectors are in place, before sheathing hides them. Later, the state wind mitigation form grades the weakest roof-to-wall connection on the house, from toenails through clips and single or double wraps to structural anchors, and a metal connector counts only with at least 3 nails into the truss. In Mount Dora, the City of Mount Dora Building Division makes that framing check unless the owner hires a private provider, which Florida law allows.

Can a new Mount Dora home have a tile roof?
Yes, over solid sheathing and to Florida's tile manual. The code points tile installs to the maker's instructions or the FRSA/TRI Florida High Wind Concrete and Clay Roof Tile Installation Manual, Seventh Edition, which ties the attachment method to the roof's slope, and foam or mortar used to set tile needs Florida product approval. A tile roof is roofing-contractor work even on a builder's own house. In Lake County it also has to stand up to gusts like Milton's 72 knots at the Leesburg airport in 2024.
