Davie roof age and what it means at insurance renewal

The median Davie home was built in 1989, newer than the Broward County median of 1980. Still, 28.9 percent of homes here predate 1980. From those two numbers, we infer that a fair share of original Davie roofs are likely beyond 25 years.

Age matters at renewal. Citizens Property Insurance requires documentation of at least five years of remaining useful life for roofs older than 25 years, if shingle, or 50 years, if tile, slate, concrete or metal. Ask your insurer or agent which rule applies to your policy.

Only 13.9 percent of Davie homes were built in 2010 or later. Most roofs here therefore went on under older code editions. That affects how much work triggers the 25% rule, covered below.

Mobile homes make up 13.7 percent of Davie housing units. Broward County as a whole sits at 2.6 percent. A mobile home roof is a different job from a block house roof, so confirm the scope with the Building Division before you plan work.

Manufacture date also matters. Units built before March 1, 2002 were made under the Standard Building Code. Units built after that date were made under the Florida Building Code.

Davie also has a Historic Preservation program, and many of its historic buildings are ranches. If your property is old or tied to that history, ask the Town whether any review applies before you order materials. Check with the building office to confirm which properties are covered.

Permits and code

Permits, the 25% rule, and who issues them in Davie

Roof permits in Davie come from the Town of Davie Building Division. Its official page responded normally when we looked on 2026-10-05. Ask that office for its current forms, fees and review steps.

The 25% rule caps how much of a roof you can touch. If more than a quarter of a roof area or section is repaired, replaced or recovered within 12 months, the covering on that entire section has to be redone. A roof built or redone under the 2007 code or any later edition gets an exception: only the repaired part must meet today's code.

The permit also has clocks. It becomes invalid if work has not started 6 months after issuance, and it lapses again if work is suspended for 6 months. Before the first inspection, the owner's Notice of Commencement has to be recorded and posted at the job site, and the permit card warns that skipping it may mean paying twice.

The 2023 Florida Building Code, Eighth Edition, is in force. The Ninth (2026) Edition applies to applications submitted on or after December 31, 2026.

What is the 25% roof rule in Florida?

It limits repairs. Under the Florida Building Code, if more than 25 percent of a roof area or section is repaired, replaced or recovered in any 12-month period, the covering on the entire section must be replaced or recovered. An exception covers roofs built or redone under the 2007 code or later. Davie's Building Division applies this rule when it reviews your permit, and the median 1989 build year here suggests many roofs fall outside that exception.

Do Davie homes need a roof built to hurricane-zone rules?

Yes. Broward County is one of two counties in the Florida Building Code's High Velocity Hurricane Zone, which carries the strong provisions South Florida adopted after Hurricane Andrew. Products sold as hurricane or impact protection must be approved under Florida's product approval rules. The Florida Building Commission runs a public search where a Davie homeowner can check a roofing product by its FL number.
