Cooper City roofs are probably older than you might expect
The median Cooper City home was built in 1987, about the same age as the county figure of 1980. A home's build year says nothing certain about its roof, since roofs get replaced. Still, 29 percent of homes here predate 1980, and many of those roofs have likely been replaced at least once.

What does your insurer do about a roof 15 years or older?
Florida law lets you have an authorized inspector check a roof that is 15 years or older, at your own expense, before your insurer requires replacement. Should the inspection find at least 5 years of remaining service life, an insurer cannot deny coverage or decline to renew based on roof age alone. With 16 percent of residents 65 or older, many owners here are holding policies for a long time, so this matters.
A roof under 15 years old cannot be the sole reason for a refusal. Check with your insurer or agent about how your policy treats this. Coverage and claim decisions are outside what we advise on.

Permits, the 25 percent rule and Broward's wind zone
The City of Cooper City Building Division is where you apply for roof permits. Broward is one of two counties in the High Velocity Hurricane Zone, so roofing products and attachment follow the strict South Florida provisions adopted after Hurricane Andrew. Statewide product approval is required for roofing, and you can look up a product by its FL number.
The 25 percent rule says that if more than 25 percent of a roof section is repaired or replaced in 12 months, the whole section must be replaced or recovered. That exception applies to any roof built, repaired or replaced under the 2007 Florida Building Code or newer. For those roofs, only the repaired part must meet current code.
Permits also run on clocks. You have 6 months from issuance to begin work, and a permit expires if work sits idle for 6 months. Applications filed on or after December 31, 2026 fall under the Ninth Edition, since the 2023 code went into effect December 31, 2023.

During Hurricane Ian on September 27-28, 2022, reports placed tornadoes 2 miles south and 2 miles east of Cooper City. Irma in 2017 brought a 97-kt gust at Deerfield Beach and sustained winds just below hurricane force at inland Broward stations.
