How older Hollywood roofs let water in
Leaks follow flashing. The code requires it at wall and roof intersections, at every change of slope or direction and around roof openings, and those joints are where water most often gets past a roof. FEMA adds that lost ridge vents expose long openings in the deck, which is why a missing ridge piece after a storm is worth fixing quickly.
Tile needs its own care. The tile industry says tile roofs are repairable in most cases, that broken tiles in hurricanes usually come from flying debris, and that new or salvaged tile should not go over compromised underlayment, whatever the roof's age.

Repair rules inside Hollywood's hurricane zone
Hollywood sits entirely in the High-Velocity Hurricane Zone, so a repair of any roofing component needs a permit from Development Services (1512.3), the parts used need a product approval (1521.2), and the work may not create new ponding (1521.3). That last rule matters most on flat and low-slope sections.
The 25 percent cap applies too: past a quarter of a roof or roof section in 12 months, Section 1521.4 sends the whole section to current code unless the roof was built to the 2007 code or later.

Can missing tiles be matched on an older Hollywood roof?
Sometimes exactly, often only closely. Many tile profiles have been discontinued, and the Tile Roofing Industry Alliance keeps a discontinued-tile list and describes three routes: salvaged tile, custom replicas and harvesting. In a harvest-and-repair, tiles come off a hidden roof plane to fill the street side, and the hidden plane is re-covered with new tile; repaired areas usually will not match perfectly. On a house from Hollywood's 1969 median year, any harvested tile should go back over sound underlayment, not over the old, worn layer.

Does a leak after heavy rain mean my Hollywood roof needs replacing?
Not by itself. A single leak at a flashing, pipe boot or valley is usually a repair, and the code lets you repair up to 25 percent of a roof or roof section in 12 months before the whole section has to be redone. Age is the bigger question: NRCA says most new roofs are designed for about 20 years of useful service, so a roof near or past that age that leaked during a day like April 12, 2023 is worth pricing both ways. Ask for the repair and the replacement in the same visit.

Why do soffits matter on older Hollywood houses in a storm?
Because they let water in when they fail. FEMA's assessment teams found that soffits have historically performed poorly in hurricanes and that their failure often brings significant water intrusion into the attic. The 2007 Florida Building Code began requiring soffits to resist the same wind loads as walls, so on a house built around Hollywood's 1969 median year, the soffits predate that rule unless they have been replaced. Check that the panels are fastened at the wall and at the fascia.
