Inspections in the city mostly serve insurers' forms, and the roof's own age, not the house's, drives the answers.

Insurer inspections on Hollywood's older houses

Florida's insurance code draws its roof line at 15 years. Below it, a homeowner's policy cannot be refused or non-renewed for roof age alone; above it, the insurer must let the owner commission an inspection first, and five or more years of remaining life keeps age from being the only reason to refuse (Fla. Stat. 627.7011(5)).

Citizens adds an age split by material: soft roofs such as shingle need documented remaining life after 25 years, hard roofs such as tile, slate, clay, concrete or metal after 50. On a 1960s house with an original concrete tile roof, both the 20-year 4-point rule and the 50-year line could be in play.

Roof age runs from the last full replacement, so the permit history kept by Development Services is the first document to find before an inspection.

In Hollywood, 9.5 percent of housing units are held for seasonal or occasional use and 18.4 percent of residents are 65 or older. A roof over an empty unit, or over a home whose owner no longer climbs ladders, is worth checking on a schedule: NRCA suggests fall and spring, and hurricane season runs June 1 to November 30.

What does a 4-point inspection look at on a Hollywood roof?

The roof section of Citizens' form asks for the covering material, the roof's age and remaining useful life, the date of the last roofing permit and update, whether that job was a full or partial replacement and the percentage replaced, and overall condition. Its damage list runs from cracking, curling and granule loss to exposed felt, loose or missing tiles, soft decking and leaks in the attic or on ceilings. On a house built around Hollywood's 1969 median year, have the last re-roof permit date ready, since the house's own age says little about the roof.

How does a wind mitigation form treat a 1960s Hollywood house?

Its first question asks which building code the house meets, and the options are the 2001 or 2004 Florida Building Code, the 2007 code or later, and, for homes in the High-Velocity Hurricane Zone, the 1994 South Florida Building Code. A house built around Hollywood's 1969 median year predates all of them, so its results lean on what the inspector finds on the roof and in the attic: deck attachment, roof-to-wall connections, roof shape and secondary water resistance. A re-roof can change those answers.

Who can sign a roof inspection form for a Hollywood home?

That depends on the form. Citizens' Roof Inspection Form, RCF-1, has to be signed by a general, residential, building or roofing contractor, a building code inspector or a home inspector holding a Florida license, with photos of each roof slope. For the 15-year roof rule, Florida's statute lists home inspectors, building code inspectors, contractors, engineers, architects and anyone else the insurer recognizes, and the insurer has to accept the inspector. Owners occupy 58.9 percent of Hollywood's occupied homes; if you are one, confirm with your insurer who it accepts before you book.
