Roof repair in Webster, FL

Three in four Webster homes, 76.5 percent, were built before 2000, and in 2016 Hurricane Hermine dropped 6.54 inches on a gauge just north of neighboring Bushnell. Older roofs meet that kind of rain at the same few places: flashing, ridges, edges and worn-out shingles. Here is how to tell what needs a repair and what has run its course.

What wears out first on Webster roofs

Age shows before it leaks. A shingle maker's checklist for a roof past its prime includes cupped or curled shingles, bald spots that shed granules into the gutters, cracks from sun, faded color, dark streaks, lichen and moss. On a house near Webster's 1981 median build year, those signs on a roof that has never been replaced often point past repair.

Dark streaks deserve a calmer look. They are usually algae, most often Gloeocapsa magma, which an industry bulletin says is most widespread in warm, humid places such as the Gulf States, and Owens Corning reports no evidence that it hurts shingle performance. Pressure washing is the wrong fix: both ARMA and Owens Corning warn that high pressure strips granules.

Storm damage looks different: lifted or missing shingles along ridges and edges, a ridge vent gone, and water stains near walls, chimneys and vents, the places where the code requires flashing.

Repair or replace

Florida draws the legal line at 25 percent. In any 12 months, no more than a quarter of a roof or roof section may be repaired, replaced or recovered unless the whole section is brought to code, with an exception for roofs already built to the 2007 code or later. Nothing in that rule says an insurer must pay for a full roof.

Insurance age is a second line. A roof's age runs from the last date its entire surface was replaced, so patching does not reset it; once partial replacements add up to the whole roof, the age counts from the first of them (section 627.7011(5)(d)).

Small jobs still answer to Sumter County Building Services, which serves Webster: ordinary minor repairs skip the permit only when the building official agrees (FBC-B 105.2.2).

Are black streaks on my Webster roof a reason to repair it?

Not by themselves. Streaks on Florida shingles are usually algae, and Owens Corning calls them more of an aesthetic problem, having seen no evidence they affect shingle performance. ARMA and Owens Corning both say a bleach-and-water wash can lighten them for a while, and both warn against pressure washing, which strips granules. Missing granules, curling or soft decking are the signs that point to repair, and on homes as old as Webster's 1981 median, age belongs on that list too.

Can I repair my own roof in Webster?

In some cases. Florida's owner-builder exemption lets you, personally supervising the work, improve your own one- or two-family home for your own use, and after damage from an event covered by a Governor's declaration it lets you repair or replace asphalt or fiberglass shingles on a one-, two- or three-family home. The permit still goes through Sumter County Building Services, which serves Webster, and the 25 percent rule still applies to how much you can patch.

Does a partial repair change my Webster roof's age for insurance?

No. Under section 627.7011(5)(d), a roof's age runs from the last date 100 percent of its surface was built or replaced; partial work resets the clock only once the partial replacements together cover the whole roof, and then the age runs from the first of them. With 76.5 percent of Webster homes built before 2000, any original roof in town is well past 15 years, the age at which the insurer must let you have it inspected before requiring a new one.
