A five-minute Villages downpour, in gallons and gutter sizes
The plumbing code sizes gutters by flow. Its table gives a 6-inch half-round gutter at a 1/8-inch-per-foot slope 110 gallons a minute and a 5-inch one 74, so the 6-inch carries about 49% more. Across ten Florida points NOAA pulled, the five-minute, 10-year rate runs from 8.71 inches an hour in Orlando to 11.3 in West Palm Beach; The Villages sits in between.
Run the numbers for The Villages and the design basis changes the answer. At this point's 100-year, one-hour rate, 3.96 inches an hour, which is the basis the plumbing code uses, one 6-inch half-round run at a 1/8-inch slope serves about 2,671 square feet of roof plan area. At the 9.52-inch, five-minute burst it serves about 1,111. That is our arithmetic on NOAA and code numbers, not a code requirement, but it is why a bigger gutter is worth pricing on a large roof.
Downspouts matter as much as the trough. The code rates a 3-inch round leader at 92 gallons a minute and a 4-inch round at 192, and every downspout must discharge at least 1 foot from the house.
Code and trees
When Florida code requires gutters, and what the oaks drop
Florida does not require gutters on every house. FBC-Residential R318.5 requires gutters with downspouts where the eaves project less than 6 inches, except at gable-end rakes or on a roof above another roof.
Trees set the cleaning schedule. UF/IFAS lists the southern live oak's fruit and leaves as a litter problem on a tree 60 to 80 feet tall with a spread up to 120 feet. Florida's pollen season runs January to June and peaks in March and April, and pine needles fall heaviest from September through November.
With the median home built in 2007, original gutters here have been through 19 storm seasons. When they are replaced, the code wants lapped, soldered or caulked joints and fasteners compatible with the gutter material, so copper gutters need copper-compatible fasteners.
Before changing gutter color, profile or material, remember the districts' rule: The Villages requires an Architectural Review Application for any change to a home's exterior. For storm-prone areas, one hidden-hanger maker recommends 16-inch hanger spacing instead of its standard 24.

Do I want 5 or 6 inch gutters in The Villages?
For most Villages roofs, compare the 6-inch first. At the same slope, a 6-inch half-round gutter carries about 49% more water than a 5-inch one, 110 gallons a minute against 74 in the plumbing code table. NOAA Atlas 14 puts the 10-year, five-minute burst here at 9.52 inches an hour, so the roof area each downspout drains decides the answer. Long runs feeding one downspout favor the larger size.

Does Florida code require gutters on a Villages home?
Only in one case. FBC-Residential R318.5 requires gutters with downspouts on buildings whose eaves project less than 6 inches, except at gable-end rakes or a roof above another roof, and their downspouts must discharge at least 1 foot from the wall. Elsewhere gutters are a choice. With Milton leaving 8.78 inches near The Villages in 2024, it is a choice worth making wherever roof water splashes onto walkways, lanais or the foundation.

How often should Villages gutters be cleaned?
At least twice a year, and more under oaks and pines. A Florida home insurer's guidance is spring and fall, with more cleanings under overhanging trees or after frequent storms. A workable Central Florida rhythm is late April to May after the oak leaf drop and pollen, again before the June to September storm season, and once more after the autumn pine-needle peak. With a median age of 74.1 here, that is ladder work worth handing off.
