Where Villages roofs let water in after a storm
Only 15.9% of homes here were built before 2000, but age still shows at the edges. Shingles tend to lose their sealant bond after about four years, especially at the corners, and a first-generation Villages roof from the median year, 2007, has been through many summers since.
After Hurricane Ian, FEMA's assessment team, as summarized by the International Code Council, found damage to hips and ridges was the most common kind, on newer and older roofs alike. FEMA has also documented a house whose ceilings fell when the only roof damage was lost ridge shingles and a ridge vent. That is why a storm check starts at the top.
Between storms, leaks follow the places the code requires flashing: where a roof meets a wall, where slope or direction changes, and around vents, pipes and skylights. After a heavy rain, those are the spots to check from the attic with a flashlight.
The 25% limit
When a Villages repair has to become a new section
Florida caps repairs at 25% of a roof or roof section in any 12 months. Past that, the whole section must be replaced to current code unless the roof was built to the 2007 code or later (Fla. Stat. 553.844(5)). For an original Villages roof put on before March 1, 2009, a large storm repair can turn into a section replacement.
Small repairs are different. Whether one needs a permit is the building official's call under FBC-B 105.2.2, so ask Sumter County Building Services before assuming it does not. If a repair changes how the roof looks, the districts' Architectural Review Application rule can apply too.
If you plan to file a claim, Florida law sets the clock: notice of a new or reopened property claim must reach the insurer within 1 year of the date of loss, and a supplemental claim within 18 months. My Villages roof is leaking during a storm. What should I do first?
Stay off the roof and out of a hot, dark attic while the wind is up. Move belongings away from the drip, catch the water, and take dated photos of the ceiling and any debris in the yard. Once the storm passes, look for missing ridge shingles or a lost ridge vent, the damage FEMA found let water pour into one house it studied. In The Villages, a repair that changes the exterior may also need an Architectural Review Application.

How much rain did Hurricane Irma drop on The Villages?
About 9 inches. NOAA's report on Irma lists 9.18 inches at a gauge 2.7 miles north-northwest of The Villages and 8.57 inches at Wildwood in 2017. FEMA's Irma declaration, DR-4337, covered Sumter County households as well as public agencies. FEMA's assessment teams report that water getting past damaged coverings soaks insulation and walls, which then grow mold, so a slow attic leak after a storm like Irma deserves quick attention.

What storm damage should I look for on a Villages roof?
Look from the yard and from inside the attic, and leave the ladder in the garage. The damage list Florida's largest insurer has inspectors check includes cracked, cupped or curled shingles, heavy granule loss, exposed felt, missing or loose tabs, soft spots in the decking and leaks in the attic or on ceilings. Granules piling up in gutters are an aging sign too. With a median age of 74.1 in The Villages, ask whoever inspects to send photos of each slope instead of asking you to look.
