By April 1958 the neighborhood already had 400 homes designed by Bradenton architect Sidney Wilkinson. Census figures show 72 percent of homes here were built before 1980, and 93 percent before 2000. Only 2.1 percent date from 2010 or later. That suggests many roofs here are on their second or third covering, or are overdue for one.

Citizens Property Insurance asks for documentation of at least five years of remaining useful life on a shingle roof older than 25 years. Metal, tile and concrete roofs get that test at 50 years. If your roof is near those ages, ask your insurer or agent what they will require before you renew.

It limits repairs to 25 percent of a roof section in any 12-month period before the whole section must be replaced. Florida Building Code section 1511.1.1 sets it. An exception applies if the roof was built, repaired or replaced under the 2007 code or later; then only the repaired part must meet current code. Which hurricanes have hit Manatee County recently?

Hermine in 2016, Irma in 2017 and Eta in 2020 all affected the county. Hermine brought more than 10 inches of rain to Manatee County sites. Irma caused 1-2 feet of inundation on the west coast. Eta brought one minor tornado and coastal street flooding. These events show why flashing, decking and drainage deserve a look.
