Roof inspections in Sarasota County, FL

With a median build year of 1988, the typical Sarasota County house is old enough that its insurer wants the roof's age, its remaining life and its permit history on paper. A Sarasota County roof inspection for insurance answers those three questions on state and insurer forms, with photos of every slope.

What insurers ask about a roof here

While a roof is younger than 15 years, Florida law does not let an insurer drop or refuse a homeowner's policy on roof age alone. For an older roof, you may have an authorized inspector check it at your expense, and if it shows at least 5 years of useful life left, age alone cannot end the policy. Citizens also wants 5 years documented on shingle roofs past 25 years.

Roof age

1988 houses, 15-year roofs and Citizens' 25- and 50-year lines

Only 15.2% of the county's homes were built in 2010 or later, and 67.3% predate 2000. For insurance, though, the clock that counts is the roof's, which runs from the last date all of it was built or replaced (Fla. Stat. 627.7011(5)(d)). A 1990s house that was re-roofed in 2015 has an 11-year-old roof in 2026.

Two sets of lines decide what an insurer asks for. State law bars refusing or non-renewing a homeowner's policy on age alone while the roof is under 15 years old; past 15, you may show 5 or more years of useful life through an inspection. Citizens Property Insurance draws its own lines: shingle and other soft roofs older than 25 years, and tile, metal and other hard roofs older than 50, need documentation of at least five more years.

The 15-year rule covers homeowners' policies issued or renewed on or after July 1, 2022, and Senate staff note it does not reach mobile home policies. That gap matters in a county where 8.3% of homes are mobile homes.

Forms

The 4-point roof section and Citizens' roof form

Citizens requires a 4-point inspection, covering electrical, plumbing, HVAC and the roof, on every dwelling and mobile home application for a property more than 20 years old. Every home built before 2000 is past that mark, which takes in 67.3% of the county's housing.

The roof section records the covering, its age and remaining life, the last roofing permit date, whether a replacement was full or partial, overall condition, and a damage list that runs from cracked or curled shingles to soft decking and visible leaks. With photos of each slope it can stand in for Citizens' separate Roof Inspection Form, which must be signed by a general, residential, building or roofing contractor, a building code inspector, or a Florida home inspector.

Permit history is where the county's five permit offices come in. The last roofing permit for a house was issued by Sarasota County Planning and Development Services or by North Port, Sarasota, Venice or Longboat Key, depending on where the house sits.

Wind mitigation

The wind mitigation form on a Gulf coast roof

Florida's current wind mitigation form is OIR-B1-1802, revision 04/26, in force since April 1, 2026, and a completed one is good for up to five years unless the structure materially changes. Its roof questions cover the code era, the wind region from the ASCE 7-22 hazard tool, slope, covering type and its approval, deck attachment, roof-to-wall connections, roof shape and a sealed roof deck.

Insurers must offer credits for features that cut wind losses, but the state's consumer notice says those discounts apply only to the hurricane-wind part of a policy and are not added together. Who may sign the form is set by Fla. Stat. 627.711(2)(a): home inspectors with hurricane mitigation training, building code inspectors, general, building or residential contractors, engineers and architects. What does Florida's 15-year roof rule mean for a Sarasota County home?

An insurer may not refuse to issue or renew your homeowner's policy just because the roof is less than 15 years old. Once a roof reaches 15, the insurer must let you have it inspected by an authorized inspector, at your expense, before it can require a replacement, and age alone cannot end coverage if the inspection shows 5 or more years of life left. In Sarasota County only 15.2% of homes date from 2010 or later, so most original roofs here are past that mark. The rule does not cover mobile home policies.

Does my Sarasota County home need a 4-point inspection?

If you are applying to Citizens and the home is more than 20 years old, yes: Citizens requires a 4-point inspection of the electrical, plumbing, HVAC and roof systems on those applications, mobile homes included. In Sarasota County, 67.3% of homes were built before 2000, so the 20-year line takes in most of the housing. Private carriers write their own inspection rules, and your agent can tell you which ones apply. The roof part of the form records the roof's age, remaining life, permit dates and damage, with photos of every slope.

Can a Sarasota County home get help through My Safe Florida Home?

Some can. Fla. Stat. 215.5586 created the program for site-built, owner-occupied single-family homes with a homestead exemption, and its matching grants, for homes built before 2008 that meet other conditions, can go toward roof-to-wall connections, deck attachment, a secondary water barrier and a new roof covering. The statute says the program creates no entitlement, and whether applications were open in October 2026 was not confirmed, so check mysafeflhome.com. With 76.7% of occupied homes here lived in by their owners, many fit the basic profile.

How long is a wind mitigation report good for in Sarasota County?

Up to five years. The current form, OIR-B1-1802 (Rev. 04/26), effective April 1, 2026, stays valid for five years as long as no material changes are made to the structure and no inaccuracies turn up. A new roof changes several of its answers, deck attachment and the sealed roof deck among them, so a form completed before a re-roof no longer describes the roof on the house. The wind region on the form comes from the ASCE 7-22 hazard tool for your address, from Siesta Key, where Milton came ashore in 2024, to inland North Port.
