Ridges, hips and the edges wind finds
After Hurricane Ian in 2022, FEMA's assessment team found damage to hips and ridges was the most common kind, on newer and older roofs alike (FEMA P-2342, via ICC). Ridge vents are the weak point to check first. FEMA documented a house whose ceilings collapsed when the only roof damage was a lost ridge vent and its ridge shingles.
Leaks that start on a calm day tend to follow the flashing: where a wall meets the roof, where the slope changes, and around pipes and vents (FBCR R903.2.1). On a repair, rusted or deteriorated flashing, edge metal and vent collars may not go back on (FBCR R908.5). They get replaced.
The keys inside city limits, Lido, St. Armands, Bird and northern Siesta, add salt to the list. FEMA finds metal corrosion most pronounced within 3,000 feet of the ocean, so fasteners and edge metal out there wear faster than on the mainland.
The 25% cap
How much a Sarasota roof can be patched
Florida's code limits repairs to 25% of a roof or roof section in any 12-month period, unless the roof was built to the 2007 code or later. That cap is the working line between a repair and a replacement (FBCR R908.1.1; Fla. Stat. 553.844(5)).
A roof section is set by parapet walls, expansion joints, a change of roof type or a change in elevation, not by hips and ridges (FBCR definitions). One torn slope on a hip roof usually belongs to a larger section than it looks.
Small fixes may not need a permit, because the building official can allow ordinary minor repairs without one (FBC-B 105.2.2). Inside the city that official works in the City of Sarasota's Building & Permitting office, so call there before a larger patch.

Storm damage, deadlines and the law
If a storm caused the damage, Florida law sets the clock. Notice of a new or reopened property claim must reach the insurer within 1 year of the date of loss, and a supplemental claim within 18 months (Fla. Stat. 627.70132). Write down the date you first saw the damage.
The same body of law limits roofers. A contractor may not offer anything of value for a roof inspection or a claim, and may not interpret your policy or advise on coverage (Fla. Stat. 489.147). For what your policy covers, ask the insurer or your agent.

What should I check on my Sarasota roof after a hurricane?
Start with the list Florida's largest insurer gives its inspectors: cracking, cupping or curling, heavy granule loss, exposed asphalt or felt, missing or loose tabs and tiles, soft spots in the deck, and leaks in the attic or on ceilings (Citizens 4-point form). Then look at ridge vents and hips, where FEMA found the most damage after Ian. Milton's 2024 landfall on Siesta Key showed that one storm can cause all of it at once.

Why do roofs on Lido Key and St. Armands Key need closer checks?
Because salt air eats metal. Lido Key and St. Armands Key are barrier islands inside Sarasota's city limits, and FEMA puts the worst metal corrosion within 3,000 feet of the ocean. Fasteners, drip edge and flashing can loosen before the covering itself fails. Florida's code bars reinstalling rusted or deteriorated flashing, edge metal or vent collars during a repair (FBCR R908.5), so a repair on the keys often includes new metal.

Are dark streaks on my Sarasota roof a sign of a leak?
Usually not. Dark streaks are most often algae, Gloeocapsa magma, which ARMA says is most widespread in the Gulf States and other warm, humid places. Owens Corning reports no evidence that algae affects shingle performance and calls it mostly cosmetic. Sarasota's weather feeds it, with about 60% of the 49.05 inches that fall at the airport in a normal year arriving June through September. A leak shows as stains inside, not streaks outside.
