Gutters in Ocoee, FL

In a 10-year storm, rain in Ocoee can fall at 8.87 inches an hour for five minutes. That is a burst a standard gutter must handle without overflowing at the eaves. Most of the town's 16,492 housing units are houses that were built around 2000, so many gutters here are already aging. The size and slope you need depends on how hard rain falls here, not on what was installed before.

Rain and sizing

How hard rain falls in Ocoee and how it sizes gutters

Gutter size is set by the heaviest short burst a roof must drain, not by the yearly total. Here that burst is 8.87 inches an hour in a 10-year storm over five minutes, rising to 10.2 in a 25-year storm and 12 in a 100-year storm. A one-hour 10-year rain reaches 2.86 inches an hour, and a 24-hour 10-year storm drops 6.06 inches on the lot.

The plumbing code sizes horizontal gutters from the roof's flow rate. A 6-inch half-round gutter at 1/8 inch per foot slope carries 110 gallons a minute, and a 5-inch one carries 74. By our arithmetic, the 6-inch size carries about 49 percent more water than the 5-inch size at the same slope.

Pitch matters too. A roof steeper than 12 on 12 is not covered by the table's standard factor, so the design area grows. Ocoee's county area is 10.0 percent water, but the city itself is 6.3 percent water, so check the lot's drainage before assuming a wet site is only a yard problem.

Downspouts

Where downspouts should send water, and the discharge rules that apply

Florida code requires that downspouts discharge at least 1 foot from the building's sidewall, whether by underground pipe, tail extension or splash block. A 2-by-2-inch leader carries only 30 gallons a minute, so a small downspout on a large roof section will overflow in the 10-year burst described above.

  • Make sure every downspout outlet sits at least 1 foot out from the wall.
  • Confirm the leader size matches the roof area it drains.
  • Use a permitted contractor or the City of Ocoee Building Division for questions about changes.

Trees and debris

Leaves, pine needles and cleaning on an Ocoee lot

Southern live oaks in Central Florida drop leaves and fruit that become a litter problem, and the trees can reach 60 to 80 feet tall with a 60 to 120 foot spread. Pollen from oaks and pines peaks in March and April, and the greatest pine needle fall runs from September through November. Clogged gutters during the June through August rain season are the common failure.

A sensible rhythm for a lot under oaks and pines is cleaning after the spring leaf and pollen drop, before the summer storm season, and after the autumn needle peak. More cleaning is needed under heavy canopy. Gutter screens tested by Consumer Reports performed poorly in heavy rain, so screens do not replace cleaning.

Rain on your roof

Preset: 6.06 inches, the 10-year 24-hour rain (NOAA Atlas 14 at Ocoee).

7,551 gallons run off that roof, all of it toward the gutters and downspouts.

Questions

Gutters in Ocoee: questions

How big should gutters be for a home in Ocoee?

Size them for a 5-minute, 10-year downpour, which in Ocoee falls at 8.87 inches an hour. The plumbing code sizes horizontal gutters from the roof's flow rate, and a 6-inch half-round carries 110 gallons a minute at 1/8 inch per foot slope while a 5-inch carries 74. A licensed contractor or the City of Ocoee Building Division can check the roof area and slope for your house.

Where should the downspouts drain on an Ocoee lot?

Florida code requires downspouts to discharge at least 1 foot from the building's sidewall. Underground pipe, a tail extension, or a splash block can all carry the water away. Because Ocoee's rainfall is heavy, a short discharge near the wall can soak the foundation during a 10-year storm, so check each outlet after heavy rain.

How often should gutters be cleaned under oaks in Ocoee?

Gutters under Central Florida oaks and pines should be cleaned at least twice a year, in spring and fall, and more often when overhanging trees drop heavy debris. Clean after the spring pollen drop, before June, and again after the autumn pine needle peak. Ocoee's housing stock is also old enough that many homes were built around 2000, so older gutter systems may need extra attention. When gutters back up, water can seep into walls, feed mold growth, and undermine the foundation. Tower Hill Insurance Group advises the same twice-yearly schedule as a baseline.

Do new homes in Ocoee need gutters with downspouts?

Under Florida's residential code, buildings with eaves projecting less than 6 inches need gutters and downspouts, apart from gable end rakes or a roof that sits above another roof. Each downspout needs to release water a minimum of 1 foot beyond the sidewall. Many Ocoee homes were built around 2000, so older gutters may not meet current sizing, and the City of Ocoee Building Division can confirm requirements for your house.
