Which code edition applies to your new roof in Ocoee

The 2023 Florida Building Code, Eighth Edition, governs Ocoee permits today. The Ninth (2026) Edition takes over at year end 2026. Because roughly 27.6 percent of local homes are newer than 2010, many builders are filing now, so the filing date decides which edition your Ocoee roof is reviewed against.

Orange County's Division of Building Safety handles new permit applications and inspection requests online through its Fast Track portal. Ask your builder which edition the plans were drawn to before filing.

New roof decks in this code must be nailed with specified ring shank nails. Sheathing thinner than 15/32 inch may use other approved nail types. Your inspector checks this before the roof covering goes on.

  • Full deck covered with self-adhering polymer-modified bitumen underlayment, or
  • A 3 3/4-inch tape strip over each deck joint, then an approved underlayment over the whole roof, or
  • Two layers of approved felt-type underlayment, fastened on a set spacing

Shingle roofs also need drip edge at the eaves and gables, fastened no farther apart than 12 inches, and closer at 4 inches where design wind speeds are 110 mph or more. Tile must go over solid sheathing unless tested otherwise.

Does a new roof in Ocoee have to meet the newest Florida code?

It depends on when the permit application is filed. Plans filed from December 31, 2026 onward fall under the Ninth Edition. Before that date, the 2023 Florida Building Code, Eighth Edition, applies. Orange County's Fast Track portal is where the filing is made, and your builder should confirm the edition on the plans.

Who can install the roof on a new home in Ocoee?

Florida law requires a general contractor to subcontract roofing unless it holds a roofing certificate or registration. A builder may install asphalt or fiberglass shingles itself only on a new building it constructed. Tile, metal and membrane roofs in Orange County go to a certified or registered roofing contractor. Check the roofer's state license before you sign, and ask the City of Ocoee Building Division to confirm the permit holder.

Does a builder warranty cover my Ocoee roof?

Since July 1, 2025, Florida Statute 553.837 requires a builder to cover a newly built home for one year against defects in equipment, material or workmanship that cause a material violation of the Florida Building Code. Do new Ocoee homes need gutters with downspouts?

Eaves that stick out less than 6 inches generally qualify, unless they sit at a gable end rake or over a lower roof. In Ocoee, where Water is 6.3% of the place's total area, downspouts must discharge at least 1 foot from the sidewall, by underground piping, tail extensions or splash blocks. Confirm the eave depth on your plans, since the rule turns on that measurement.
