Commercial roofing in McIntosh, FL

McIntosh counted 463 people in the 2020 Census and has about 177 housing units. In a town that size, every commercial roof follows the same Florida Building Code chapter as a big-city warehouse, and its permit starts with the town's written authorization before Marion County Building Safety takes the application.

Florida code

Membrane roofs and wind uplift on McIntosh buildings

Single-ply membranes have named standards in the Florida Building Code: EPDM must meet ASTM D4637 and TPO ASTM D6878 (Table 1507.12.2), and modified bitumen sheets meet one of seven ASTM standards. Every low-slope covering must also show it holds up through 2,000 hours of accelerated weathering tests.

Wind design applies inland as much as on the coast. The code requires roof decks and coverings to resist Chapter 16 wind loads, and metal edge systems on built-up, modified bitumen and single-ply roofs must be tested to the RE-1, RE-2 and RE-3 methods of ANSI/SPRI ES-1 (FBC-Building 1504.5). The Ocala airport logged gusts of 36 knots in Nicole and 35 knots in Milton, so the edge details deserve a close look on any bid.

Upkeep and permits

Keeping a McIntosh commercial roof on schedule

NRCA recommends inspecting roofs twice a year, in spring and fall, looking for cracked or missing pieces, loose seams, worn flashing and granules collecting in the gutters. Trade manuals exist for owners of single-ply roofs, and a dated log of each visit makes the next re-roof decision easier.

Before any work that needs a permit, the town's written authorization comes first, then Marion County Building Safety. For a partial job, the 25 percent rule in FBC-Building 1511.1.1 applies to commercial roofs too: past a quarter of a roof section in 12 months, the section must meet current code unless the existing roof was built to the 2007 code or later.

Questions

Commercial roofing in McIntosh: questions

Who approves a commercial roof job in McIntosh?

Two offices, in order. The Town of McIntosh requires its written authorization before Marion County issues any permit, and Marion County Building Safety then issues the permit for the inspections the code requires. Commercial reroofs follow the inspection sequence in FBC-Building 110.3, with the roofing inspection covering dry-in, insulation, coverings and flashing. The county's pages could not be read when this was written, so confirm its commercial submittal list.

How often should a commercial roof in McIntosh be inspected?

Twice a year, spring and fall, is NRCA's guidance, and those visits can catch cracked or missing pieces, loose seams, worn flashing and granules washing into gutters before they leak. Add a look after any named storm: Marion County drew eight FEMA hurricane declarations from 2016 through 2024, and the Ocala airport logged a 35-knot gust in Milton. Keep notes and photos from each visit; they help whenever an insurer, buyer or lender asks about the roof.

What is the difference between TPO and EPDM on a McIntosh flat roof?

Both are single-ply membranes, built to different standards. EPDM is a thermoset sheet under ASTM D4637, while TPO is a thermoplastic polyolefin sheet with reinforcing fabric or scrim under ASTM D6878. Florida's code places both in section 1507.12 and holds them to the same quarter-inch-per-foot minimum slope and wind-load design. In a county whose Ocala station records 21.42 inches of rain from June through August, either one has to shed water within 48 hours to meet the code's definition of positive drainage.
