Roof repair in McIntosh, FL

In McIntosh, written authorization from the town comes before Marion County issues any permit, so a roof repair large enough to need one has two stops. Small fixes may need no permit at all; Florida's building code leaves that call to the building official, and the size of the repair decides the rest.

Rules

When a McIntosh roof repair needs a permit

The building code requires a permit to repair a building and allows ordinary minor repairs without one when the building official approves (FBC-Building 105.1 and 105.2.2). Replacing a few shingles and rebuilding a valley are different jobs, so describe the work when you ask. For McIntosh, Marion County Building Safety issues permits once the town has signed off.

Size matters too. Florida's 25 percent rule allows no more than a quarter of a roof or roof section to be repaired, replaced or recovered in 12 months unless the whole section is brought up to code. A roof built or replaced to the 2007 code or later escapes that rule. On a 1977 house whose roof was last replaced before March 1, 2009, a big repair can turn into a section replacement.

A handyman's room is narrow: Florida exempts only casual, minor or inconsequential work below a set total price from contractor licensing, and never a larger job split up to stay under it (489.103(9)).

Storm damage

Where wind and water get into older McIntosh roofs

FEMA's assessment teams have found wind damage to roof coverings to be a primary source of water getting into homes, along with lost ridge vents and soffits. After Hurricane Ian, FEMA's report found visible damage on 90 percent of asphalt shingle roofs older than seven years; Florida's roofing association answers that installation, code era and thin inspections make the cause hard to pin on the product alone.

Marion County's main storm threats are high winds and flooding. Nicole's gust at the Ocala airport reached 36 knots in 2022, and Milton's reached 35 knots in 2024 with 3.36 inches of rain. Irma, in 2017, pushed rivers in the county to major or record flood stage.

One shingle maker lists the signs a roof is past its prime: curled or cupped shingles, bald spots losing granules that collect in the gutters, cracks, fading, dark algae streaks, and moss or lichen.

Request a repair with photos of the damage and a note on when the leak shows, for example only in wind-driven rain.

Can part of a McIntosh roof be patched and the rest left alone?

Up to a limit. The Florida Residential Code (R908.1.1) caps repairs, replacement or recovering at 25 percent of the roof or roof section in any 12 months; past that, the whole section has to meet current code. The exception in section 553.844(5) covers roofs built, repaired or replaced to the 2007 code or later, which took effect March 1, 2009, and no local government may amend it. On a McIntosh house from 1977, the date of the last full replacement decides which side of that line the roof is on.

How do I know if my McIntosh roof is past repairing?

Look at the whole roof, not only the leak. Widespread curling or cupping, bald shingles shedding granules into the gutters, cracks, and soft spots in the deck point to a roof near its end, and they are the items Citizens' 4-point form asks an inspector to record. Citizens also asks for proof of at least five years of life on shingle roofs older than 25 years. With 83.1 percent of McIntosh homes built before 2000, a roof that has never been replaced would be past that age.

Your insurer or agent. Florida's section 489.147 bars roofing contractors from advising on coverage or interpreting policy terms unless they hold a public adjuster license, and every residential roof contract must tell you, in bold type, to check coverage with your insurer before signing if the work relates to a claim. The deadlines are statutory: notice of a new or reopened claim must reach the insurer within 1 year after the date of loss. The latest hurricane declaration in Marion County's record, for Milton, began October 5, 2024.
