The median McIntosh home was built in 1977, about 25 years before Florida's first statewide building code took effect. A roof replacement on a house that age is where today's code arrives all at once: the deck is re-nailed to a table, a sealed water barrier goes under the new covering, and every old layer may have to come off first.

Under R908.7 of the Florida Residential Code, replacing the covering on a wood-decked house brings two requirements. The deck must meet the re-nailing table in R908.7.1.2: a deck held only by staples or 6d nails gets supplemental ring-shank nails no more than 6 inches apart, and one with 8d nails spaced wider than 6 inches gets filled in to that spacing. Then a secondary water barrier goes on under R908.7.2.
Insurers look at that barrier too. The state wind mitigation form counts a sealed roof deck only for a fully adhered membrane, taped deck seams under felt or synthetic, a double layer of felt or synthetic, or foam at the rafter and panel joints; standard underlayment alone does not qualify. Ask which method a McIntosh quote uses, because it decides that box on your next report.
Before any of that, the old roof may have to come off entirely. The code requires removing every layer if the roof is water-soaked or too deteriorated to be a base, if it is wood shake, slate or tile, or if there are already two or more layers (R908.3). On houses from the 1970s, a second layer left by an earlier recover is worth checking for.

Apply to Marion County Building Safety. Reroofs are exempt from plan review under FBC-Building 107.

When the direct contract is above a set amount, the permitting office wants a recorded copy before the first inspection (Fla. Stat. 713.135).

The deck nailing and the water barrier get checked before anything covers them.

Dry-in, insulation, the new covering and its flashing, under FBC-Building 110.3.
A permit also runs on a clock. It lapses if work does not start within 6 months of issue or stops for 6 months, and an approved inspection within 180 days keeps the work counted as active (FBC-Building 105.4.1).

Does a metal roof help with insurance on a McIntosh home?
The rules give metal one edge with Citizens and no special credit elsewhere. Citizens treats metal as a hard roof, so its paperwork line falls at 50 years instead of 25 for shingles. The state wind mitigation form lists metal as a covering type, but the state's consumer notice names no metal-specific credit; discounts depend on items like deck attachment and roof-to-wall connections, and they apply only to the hurricane-wind part of the policy. On a 1977 McIntosh house, those structural items are where a re-roof can change the report. Ask your agent what your insurer credits.

How long is a McIntosh re-roof permit good for?
Six months to get started. Under FBC-Building 105.4.1, a permit becomes invalid unless work begins within 6 months of issue, or if work is suspended or abandoned for 6 months, and the code treats work as active once the permit has passed an inspection within 180 days. Remember the extra step here: written authorization from the Town of McIntosh comes before Marion County issues the permit, so build that into the calendar too.

Can I replace my own roof in McIntosh?
Florida allows it in two cases. An owner acting as his or her own contractor, and personally supervising, may improve a one- or two-family home for the owner's own use (489.103(7)(a)1.), and may repair or replace asphalt or fiberglass shingles or wood shakes after damage from an event under a Governor's state-of-emergency order. A permit is still required, and in McIntosh the town's written authorization comes first, before Marion County issues it.
