Can a newer Marion Oaks roof be patched past the 25% limit?
Yes, if it was built or replaced to the 2007 Florida Building Code or later. Fla. Stat. 553.844(5) and the R908.1.1 exception say that when 25% or more of such a roof is repaired, only the repaired portion must meet the code in effect, and no local ordinance may change that. The 2007 edition took effect March 1, 2009, so the 27.8% of Marion Oaks homes built in 2010 or later qualify on their original roofs. The repair still needs a permit from Marion County Building Safety.
