Roofing in Town 'n' Country, Florida

Nearly 8,000 single-family homes and townhouses went up in Town 'n' Country between 1958 and 1978, built by LaMonte-Shimberg as one of Tampa's first suburban communities. The median home here dates to 1984, so many roofs have been replaced at least once, and some are due again. Permits come from the Hillsborough County building office.

Permits and the 25 percent rule in unincorporated Hillsborough

This is unincorporated Hillsborough County, so the county building office issues roof permits. You will not find a city historic board here, since Tampa's historic districts apply inside the city. Confirm your parcel with the building office if you are near a boundary.

The 25 percent rule limits repairs. Not more than 25 percent of a roof section can be repaired or replaced in 12 months unless the whole section is redone. A roof built or redone under the 2007 code or a later edition gets an exception, where just the new work must meet today's standard.

A permit goes stale. It becomes invalid if work does not start within 6 months, or stops for 6 months. The code also requires a Notice of Commencement to be recorded and posted before the first inspection, and the permit card warns you about paying twice.

When does the new Florida building code take effect?

The Ninth (2026) Edition becomes effective December 31, 2026. Any Hillsborough County roof permit application or plan submitted on or after that day falls under the new edition. The current Eighth Edition has applied since the last day of 2023. The date you file decides which edition governs your roof.
