Roofing in Sunrise, Florida

Sunrise grew out of the developer-built Sunrise Golf Village. The city was incorporated in 1961, and the median home here dates to 1983. Many original roofs are likely past 25 years old. That matters for insurers, and Broward County's strict hurricane zone rules decide how any replacement must be built.

How old Sunrise homes affect your roof

The median Sunrise home was built in 1983, and 42.4 percent of homes predate 1980. Only 6.2 percent went up in 2010 or later. With that age profile, a large number of Sunrise shingle roofs have probably already passed the 25-year mark.

Age matters to insurers. Citizens Property Insurance asks for documentation of at least five years of remaining useful life on soft roofs older than 25 years, and on hard roofs such as tile or metal older than 50 years. Your own insurer or agent can tell you what your company requires.

The mix of housing is unusual. Single-family detached homes are 37 percent of units, while 40 percent sit in buildings of 10 or more units. Condo and association roofs are common here, and 68.8 percent of occupied homes are owner-occupied.

Permits and the 25% rule in Sunrise

Roof permits in Sunrise go through the City of Sunrise Community Development Building division. We checked the official municipal page, and it names the permit function. Confirm current forms and submittal steps with the building office before work starts.

Florida's 25% rule limits partial reroofing. Work on more than a quarter of a roof section within one year pulls in the entire section, which then has to be redone. A Sunrise roof built or redone under the 2007 code or any later edition gets relief: just the new work must meet today's code.

Permit clocks are short. Six months with no start, or six months of stopped work, voids the permit. Work stays active as long as an approved inspection lands within 180 days.

The code requires the permit card to warn you about recording a Notice of Commencement, which may otherwise mean paying twice for the work. It must be recorded and posted on site before the first inspection.

Hurricane zone rules for Broward County roofs

Broward County is one of two counties in the High Velocity Hurricane Zone, which carries the strong provisions South Florida adopted after Hurricane Andrew. A new Sunrise roof permitted today falls under the 2023 code edition, in force since the last day of 2023. Applications submitted on or after December 31, 2026 move to the 2026 edition.

Roofing products must be approved under Florida law. A product may not be sold as hurricane or impact protection unless it has state approval. You can search approvals by FL number at the Florida Building Commission lookup, so you can check what a contractor proposes.

Normal annual rainfall at Fort Lauderdale-Hollywood airport is 60.95 inches. Of that, 71.9 percent falls May through October, and June is the wettest month at 9.55 inches. In Sunrise, a 100-year storm drops 15.5 inches in 24 hours.

Short bursts stress roof edges and drainage. A 10-year storm here falls at 10.7 inches an hour over five minutes. Hurricane season runs June 1 to November 30, with a peak of September 10.

Hurricane Irma in 2017 brought sustained winds just below hurricane force to nearly all inland Broward stations. It also caused widespread tree and power-pole damage across the metro. Hurricane Dorian in 2019 stayed offshore.

Repair, replace or recover more than 25 percent of a roof section in a 12-month period, and the whole section must be replaced or recovered. Roofs built or redone under the 2007 Florida Building Code or any later edition are treated differently: the repaired part alone must meet current code. Sunrise's median build year is 1983, so many roofs here may not qualify. Ask the City of Sunrise building office how it applies to your roof.
