An inspector looks for the damage items the forms list: cracked or curling shingles, heavy granule loss, exposed felt, soft decking and leaks in the attic or on ceilings. For wind mitigation, the inspector also records attic details you cannot see from the ground, such as deck nailing and roof-to-wall connectors, with photos.

Does Florida require a roof inspection after 15 years?
No law forces you to inspect at 15 years. The rule works the other way. Under Fla. Stat. 627.7011(5), if your roof is 15 years or older, your insurer must let you have an authorized inspector check it at your expense. In an area where the median home was built in 1983, plenty of roofs are well past that mark, so this rule comes up often. If that inspection shows 5 or more years of useful life left, the insurer may not refuse or non-renew you solely for roof age. Is the wind mitigation inspection the same as a roof inspection?
No. A roof inspection checks condition, age and remaining life, while the wind mitigation form, OIR-B1-1802, records construction features: building code era, roof covering, deck attachment, roof-to-wall connections, roof geometry and opening protection. Broward is in the High Velocity Hurricane Zone, which is one of the form's wind regions. Because the median home here was built in 1983, many houses predate newer code requirements, so the form often documents older construction details worth recording accurately. Up to five years of validity applies to the form, provided nothing material changes.

Can a roofer tell me what my insurance covers?
No. Florida Statute 489.147 bars roofing contractors from advising on coverage unless licensed as a public adjuster, and from offering anything of value for an inspection or claim. Your insurer or agent decides coverage. Notice of a new claim must reach your insurer within 1 year of the date of loss. Local homes matter here too: the median home in this area was built in 1983, so many roofs have seen decades of Florida weather, and your insurer will look at the age and condition of yours when reviewing a claim.
