Which code edition your Sunrise roof permit falls under

The 2023 Florida Building Code, Eighth Edition, is the edition in effect now. The Ninth Edition takes effect December 31, 2026, and any permit application submitted on or after that date must follow it. A builder who files in late 2026 may be on a different edition than one who files in early 2027.

Sunrise permits are issued through the city's own building function, not the county. Broward County's Building Code Division covers unincorporated areas and cities that contract with it, so confirm with the City of Sunrise Community Development Building office which edition applies to your filing date.

Deck, underlayment and nailing requirements for a new roof

Before the roof covering goes on, the sheathing must be fastened with ring shank nails. Under the code, roof sheathing uses ASTM F1667 RSRS-03 nails, and RSRS-01 or RSRS-04 are allowed where the sheathing is 15/32 inch or thinner.

  • Self-adhering polymer-modified bitumen over the whole deck, or
  • A 3 3/4-inch membrane strip over every joint, then approved underlayment over the roof, or
  • Two layers of listed felt underlayment, fastened 12 inches on center in the field and 6 inches at laps.

Shingle eaves and gables need drip edge fastened at 12 inches on center. Where design wind speed is 110 mph or more, or the mean roof height exceeds 33 feet, the spacing tightens to 4 inches.

Who can install the roof on a new home in Sunrise?

In Sunrise, as in all of Broward County's High Velocity Hurricane Zone, Florida law controls who may do the roofing. A general or residential contractor must subcontract roofing unless it holds a roofing certificate or registration. The exception is asphalt or fiberglass shingles on a new building the contractor itself is constructing. Tile, metal and membrane work on a Sunrise build goes to a certified or registered roofing contractor. Check the license number on the state license lookup before work starts.

What gutters does a new Sunrise home need?

The residential code requires gutters with downspouts on buildings with eaves projecting less than 6 inches, except at gable end rakes or on a roof above another roof. Downspouts must discharge at least 1 foot away from the sidewall. With a median Sunrise home built in 1983 and only 6.2 percent built 2010 or later, most gutter work here is on older homes. Confirm the eave projection on your new plans with the building office.

Is my new Sunrise roof covered by a builder's defect protection?

Florida Statute 553.837 requires a builder to warrant a newly constructed home for 1 year against construction defects of equipment, material or workmanship that cause a material violation of the Florida Building Code. The period starts at original conveyance of title or initial occupancy, whichever comes first. Claims involving wind-driven damage from a storm fall outside that warranty. Ask your builder for the written terms and your insurer about any coverage questions. Sunrise's 6.2 percent share of homes built 2010 or later means this rule matters most for the newer builds in the city.
