Where Sunrise roofs fail in storms
Hurricane Irma in 2017 put a 97-kt gust at Deerfield Beach, and inland Broward stations held sustained winds just below hurricane force. Wind like that lifts shingles at ridges and edges first. Check ridge caps and ridge vents, because FEMA notes that losing a ridge vent can open a large hole in the deck.
Tropical Storm Eta in 2020 was a rain event. Pembroke Pines recorded 20.74 inches, and water entered structures in Lauderhill and Davie, both close to Sunrise. Rain that heavy finds weak flashing. Leaks usually track wall and roof intersections, slope changes and roof openings such as vent pipes, where the code requires flashing.
The median Sunrise home was built in 1983, about the same as the Broward figure of 1980. That suggests many roofs have been replaced at least once, though a few may be original. Soffits also fail in strong wind, and FEMA says that failure often lets in significant water.
Repair versus replace
Repair or replace: the 25 percent rule
Under the Florida Building Code, a repair cannot touch more than 25 percent of a roof or roof section within any 12-month period. Go past that and the entire roof section must be redone. The exception covers a roof that was itself built, repaired or replaced to the 2007 Florida Building Code or later, and then only the repaired part must meet current code.
Some roofs cannot be patched or covered over. Water-soaked decking, two or more existing roof layers, or blisters that are not cut and secured all call for a full tear-off to the deck. A Sunrise roofer should show you the wet or rotted spots before quoting a repair.
If your roof is 15 years or older, your insurer must let you have an authorized inspector check it at your expense. If the inspection shows 5 or more years of useful life left, the insurer cannot refuse or non-renew the policy based solely on the roof's age.
