Roof repair in Oviedo, FL

Oviedo's building permit page includes a Re-Roof Process and Affidavit, so ask the city before any roof work whether your job needs paperwork. A leak repair, a patch and a full re-roof can follow different paths. The city's Building Department is the office that decides.

Where Oviedo roofs leak after a storm

Seminole County storms have mostly tested roofs with wind gusts and heavy rain. Hurricane Milton brought gusts of 60 to 75 mph and 6 to 10 inches of rain, with 554 structures affected countywide. Hurricane Irma's assessments found 4,939 of 7,125 residential structures affected. Water gets in where the roof covering is damaged.

Leaks tend to follow flashing. The code requires it at wall and roof intersections, changes of slope and roof openings, and the shingle maker's instructions govern sidewall, chimney and vent-pipe flashing. Check those spots first from the ground or an attic hatch, not from the roof.

Ridge vents are another weak point. FEMA found that losing a ridge vent can open a large hole in the deck. In its example house, ceilings collapsed though the only roof damage was lost ridge shingles and ridge vent. Soffits also fail in high wind and let water into the attic.

Repair limits

Patching an Oviedo roof without triggering a full re-roof

Code caps patching at a quarter of the roof. If you repair, replace or recover more than 25 percent of a roof section within 12 months, the whole section has to be redone. That cap is the line between a repair and a replacement.

An exception matters in Oviedo. The median home here was built in 1997, and 16.6 percent of homes went up in 2010 or later. If your roof was built or replaced under the 2007 code or newer, only the repaired part must meet current code, even when the work passes 25 percent.

That suggests many Oviedo roofs from the 1990s were replaced at least once, which may put them under the exception. Your permit records at the Building Department can show the date of the last re-roof.

What to do safely after a storm

  • Stay off the roof. Look from the ground for missing shingles, lifted tabs and lost ridge vent.
  • Check ceilings and the attic for stains, soft spots and active drips.
  • Photograph damage before anything is moved or covered.
  • Ask the Oviedo Building Department whether your repair needs a permit.

Florida law limits what a roofer may say about insurance. A contractor may not offer anything of value for a roof inspection or claim, and may not advise on what a policy covers. Ask your insurer or agent about coverage. A new claim notice must reach the insurer within 1 year of the loss.

What is the 25% roof rule in Florida?

Did Hurricane Ian damage roofs near Oviedo?

Ian's main damage in Seminole County was flooding, not wind. County officials reported flooding along the Little and Big Econlockhatchee Rivers near Oviedo, and 3,058 structures countywide were affected, mainly from flooding. Roof leaks usually come from wind and rain, so inspect flashing and vents either way.

Can my insurer drop me because my Oviedo roof is old?

Florida limits it, but age can still matter. An insurer may not refuse a policy solely because the roof is under 15 years old. For a roof 15 or older, you may have an authorized inspector check it at your expense. If it shows 5 or more years of useful life, age alone cannot be the reason.
