Roof repair in Goldenrod, FL
Water covers 6 percent of Goldenrod's total area, so many roofs here sit close to lakes and wet ground that feed heavy summer rain. That makes small leaks costly. A repair that reaches the deck, flashing and vents is the one that holds.

Storm damage
Where Goldenrod roofs fail in a storm
Seminole County took real damage in recent storms. Hurricane Irma left 162 residences with major damage, and Hurricane Milton affected 554 structures with gusts to 84 mph in places. Wind rarely removes a whole roof. It starts at the edges and openings.
Ridge vents are a weak point. FEMA notes that losing them can open large holes in the deck to rain, and one of its example houses had ceilings collapse from lost ridge shingles and vent alone. Leaks also follow flashing at wall joints, chimneys, vent pipes and changes of slope.
- Missing, loose or cracked shingle tabs
- Exposed felt or asphalt where granules wore away
- Lifted ridge cap or damaged ridge vent
- Stained ceilings or damp insulation in the attic
- Soft spots when the decking is pressed
Repair or replace
Deciding between a repair and a full replacement on an aging Goldenrod house
The median Goldenrod home was built in 1980, against 1988 countywide, and 50.5 percent of homes predate 1980. That suggests many original roofs here are long past their first life, though a median year built does not tell you any one roof's age. Look at the roof itself before choosing patches.
Florida's 25 percent rule sets the legal line. Repairing more than 25 percent of a roof or roof section in 12 months means replacing the whole section, unless that roof was built or redone to the 2007 Florida Building Code or later. When that applies, the repaired section is the only part that has to meet current code.
Wet or rotted decking also changes the answer. Code bars roofing over a covering that is water soaked or no longer a sound base, and a roofing contractor's scope includes repairing damaged roof sheathing and fascia during the work.
After the storm
Safe steps and permits after a storm
Stay off a wet or damaged roof. From the ground, photograph missing shingles and ceiling stains, and cover openings only if you can do it without climbing. Hurricane season runs June 1 to November 30, peaking around September 10, so repairs left half done face the next storm.
Permits depend on which county your lot sits in. Goldenrod is an unincorporated area that straddles county lines, so Orange County Division of Building Safety or the Seminole County Building Division issues it. Small repairs may skip a permit at the building official's discretion, so ask that office first.
Only 47.8 percent of occupied homes here are owner-occupied, so renters and landlords should settle who orders repairs. For any insurance question, talk to your insurer or agent. Florida law gives you 1 year to give notice of a new claim.
Questions
Roof repair in Goldenrod: questions
What is the 25% roof rule in Florida?
Under Florida Building Code section 1511.1.1, you cannot repair, replace or recover more than 25 percent of a roof or roof section in any 12-month period unless the whole roof or section is replaced. A roof qualifies for the exception when it was built, repaired or replaced under the 2007 Florida Building Code or any later edition. A Goldenrod house with a 1980 median build year may have an older roof, so check the roof's own history.

What is the 15 year roof rule in Florida?
Fla. Stat. 627.7011(5) is the statute behind what Floridians call the 15 year roof rule. Once a roof is 15 years old or more, the insurer must allow the homeowner to have an authorized inspector check it at the homeowner's expense before requiring the roof to be replaced. If the inspection shows 5 or more years of useful life remaining, the insurer may not refuse or non-renew the policy solely because of the roof's age. An insurer also may not refuse or non-renew solely because a roof is less than 15 years old. The median year homes were built here is 1980, so many local roofs may reach this age.

Does a roof repair in Goldenrod need a permit?
It depends on the building official. Florida code allows ordinary minor repairs without a permit when the official approves. Goldenrod is an unincorporated area that straddles county lines, so Orange County Division of Building Safety or Seminole County Building Division handles it, depending on where the property sits. Call the right office before work starts.

Where do roofs usually leak after a hurricane?
Most leaks begin around the flashing, the vents and the ridge. Hurricane Milton brought gusts to 84 mph in Seminole County, and FEMA found lost ridge vents expose large openings in the deck. Check flashing at walls, chimneys and vent pipes, plus ceiling stains and attic dampness, from the ground or inside.
