Stay off a wet or damaged roof. From the ground, photograph missing shingles and ceiling stains, and put a tarp over any opening only if you can do it from a ladder at the eaves. Hurricane season runs June 1 to November 30, and activity peaks between mid-August and mid-October.

Permits here go through the City of Davenport Building & Planning Department. Florida lets the building official decide whether an ordinary minor repair needs one, so call the department before work starts. If a contract mentions insurance, check coverage with your insurer or agent before signing. Florida law bars roofers from advising on coverage.

What is the 25% roof rule in Florida?

The rule says no more than 25 percent of a roof or roof section can be repaired, replaced or recovered in 12 months unless the whole roof or section is redone. There is an exception. If the roof was built or replaced under the 2007 Florida Building Code or later, only the repaired portion must meet current code. Since the median Davenport home was built in 2015, many roofs here likely qualify.
