Does the 15-year roof rule apply to my Davenport mobile home?
The 15-year roof rule is Florida Statute 627.7011(5), which says an insurer may not refuse or non-renew a homeowner's policy solely because the roof is less than 15 years old. Once a roof reaches 15 years, you may pay an authorized inspector to check its condition. The insurer cannot refuse coverage or decline to renew based on age alone when that inspection shows at least 5 years of useful life remaining. Who can sign a roof inspection for my insurer?
Someone your insurer accepts. The statute lists a licensed home inspector, a certified building code inspector, a licensed general, building, residential or roofing contractor, a professional engineer or an architect. Citizens' roof form takes a contractor, a building code inspector or a Florida-licensed home inspector, with photos of each roof slope. Can a roofer offer me a free roof inspection after a storm?
Not under Florida Statute 489.147. A contractor may not offer anything of value for a roof inspection or a claim, including a deductible waiver. Contractors also may not interpret your policy or advise on coverage unless they are public adjusters. After a Polk County storm, such as Irma or Ian, call your insurer or agent about coverage and use a contractor only for the roof itself.

How long is a wind mitigation inspection good for?
Up to five years, if no material changes are made to the structure and no inaccuracies are found on the form. The current version is OIR-B1-1802, effective April 1, 2026. Because 71 percent of Davenport homes were built in 2010 or later, many were built under newer codes, and the form's first question asks which building code era applies. The state notice says discounts apply only to the hurricane-wind portion of your policy, so ask your insurer how yours would apply.
