Roofing in Maitland, Florida

Maitland grew from Fort Maitland, founded in 1838 on the west shore of Lake Maitland, and the city calls itself one of the oldest incorporated municipalities in Central Florida. Most homes here are much newer than that. The median home was built in 1996, so many roofs in town are now in their late twenties or older. That matters for permits, insurer paperwork and storm planning.

Home age

How old are Maitland roofs?

The median Maitland home was built in 1996, with a margin of plus or minus 4 years. That suggests many roofs installed in the original build are now close to or past 25 years old. Roughly 36.6 percent of homes here were built before 1980, so a share of roofs are likely older than that.

Newer construction is also a real share here. About 29.7 percent of housing units were built in 2010 or later, compared with 19.3 percent countywide. Those roofs are younger, but they still face the county's heat and rain.

Insurer paperwork

What Citizens requires for an older roof

If your roof is older than 25 years and has a soft covering such as shingle, Citizens Property Insurance asks for documentation of at least five years of remaining useful life. Tile, slate, clay, concrete or metal roofs reach the 50-year mark before the rule applies. A roof built around 1996 may cross the 25-year line now, so check its age before a renewal.

Do not assume your roof's age from the house's age. Dig out the permit record or an installation invoice. Your insurer or agent decides what your policy requires, so send questions about coverage to them.

Permits

Who issues roof permits in Maitland

Roof permits in Maitland are handled by the City of Maitland Community Development Department. Ask the department directly if your home sits on or near one of the city's 21 lakes and canals, because shoreline work on private property needs a separate city permit.

Unless you replace the whole covering, the 25 percent rule caps repairs or replacements on an existing roof at 25 percent within any 12-month span. Should your roof have been built, repaired or replaced under the 2007 Florida Building Code or newer, just the repaired section needs to satisfy today's code. Confirm your roof's status with the building office before you start.

Weather risk

Storms, rain and lightning in Maitland

Hurricane Matthew in 2016 brought tropical-storm winds for several hours to the Orlando area, with a peak gust of 61 mph at Orlando International. Most damage came from falling branches and trees. Hurricane Irma in 2017 gave Orlando International a peak gust of 69 knots, and fire crews and the National Guard rescued residents from flooded homes.

Rain is heavy here. A 1-hour rain in a 10-year storm falls at 2.9 inches an hour, and a 24-hour total in a 100-year storm reaches 10.2 inches. Central Florida is also a national lightning center, so check flashing and fasteners after any big storm.

Questions

Maitland roofing questions

What is the 25% roof rule in Florida?

Under the 25 percent rule, the share of an existing roof you can repair or replace within a single 12-month window is capped. No more than 25 percent of the roof area can be redone unless the entire roof covering is replaced. In Maitland, the City of Maitland Community Development Department handles the permit. If your roof meets the 2007 Florida Building Code or later, only the repaired portion must meet current code. Confirm the status of your roof with that office before work begins.

What is the new law in Florida about roofs?

The most direct change for Maitland roofs is the Florida Building Code update. Florida's 2023 Eighth Edition went into force on December 31, 2023, and the Ninth Edition is set to begin on December 31, 2026. Any permit application filed on or after that date has to meet the new edition's requirements. Maitland's median home was built in 1996, so many roofs here will face the updated code if they are replaced after that date.
