Gutters in Maitland, FL

In a 10-year storm, a 5-minute downpour in Maitland falls at 8.71 inches an hour. That burst is what your gutters and downspouts have to move, not the average day's rain. Sizing for a gentle rain leaves a roof edge that overflows the first hard storm of the season.

Sizing for the storm

Matching Maitland's storm rates to gutter and downspout size

The plumbing code sizes horizontal gutters by roof flow, and the design rate it uses comes from local rainfall. In Maitland the 10-year, 1-hour rate is 2.9 inches an hour and the 24-hour, 10-year depth is 6.12 inches. Those numbers describe a long, heavy storm, which is why the short burst matters less here than the sustained flow over the roof.

Code tables give the capacity of common gutter sizes at standard slopes. A 6 inch half-round gutter at 1/8 inch per foot carries 110 gallons a minute, about 49 percent more than a 5 inch half-round at the same slope. For a Maitland roof with a large plan area, the 6 inch size is the one to compare against the table before you settle on 5 inch.

Downspouts are sized separately from gutters. A 2 1/2 by 3 inch leader handles 92 gallons a minute, and a 3 by 4 1/4 inch or 4 inch round leader handles 192. When you size the leaders, count the wall area of any upper story that drains onto the lower roof, at half its value. Maitland's 6.12 inch 24-hour storm makes an undersized downspout a real overflow risk.

Discharge rules

Where Maitland downspouts must discharge

Under Florida's residential code, a building whose eaves stick out less than 6 inches needs gutters and downspouts, unless the spot is a gable end rake or a roof that sits above another roof. Each leader has to end at least 1 foot out from the wall. On a lot here, that 1 foot is the difference between water running away from the house and water soaking the footing.

  • Underground piping that carries water at least 1 foot from the wall
  • Tail extensions that reach past the 1 foot mark
  • Splash blocks sized to keep water off the foundation

Keeping gutters clear

Leaves, pollen and trees near Maitland gutters

Southern live oak is a common shade tree in Central Florida. It grows 60 to 80 feet tall with a 60 to 120 foot spread, and its leaves are a litter problem for gutters. Oaks and pines are the major pollen producers, and pollen season peaks in March and April.

Expect the heaviest pine needle drop from September into November. A practical rhythm under heavy canopy is to clean after the spring oak leaf drop, before the June through September storm season, and again after the autumn needle peak. Insurers note that backed-up gutters can lead to water damage and mold.

Gutter guards help less than many buyers expect. Independent testing found that even the top-scoring screen was only middling at containing a severe downpour, and the guards still need brushing in high-pollen areas. Plan on cleaning the gutters either way.

Questions

Gutters in Maitland: questions

How big should gutters be for a Maitland home?

Size them to the roof's flow, not the average rain. In Maitland a 10-year, 1-hour storm falls at 2.9 inches an hour, and a 5-minute burst falls at 8.71 inches an hour. Compare your roof's plan area against the code capacity table. A 6 inch half-round carries 110 gallons a minute at 1/8 inch per foot, about 49 percent more than a 5 inch. For a large roof, the bigger size is usually the safer choice.

Where should a downspout drain in Maitland?

Florida's residential code requires each downspout to discharge at least 1 foot from the building's sidewall, by underground piping, tail extension or splash block. Maitland's 6.12 inch, 24-hour, 10-year storm means water must leave the foundation fast. Confirm your lot's drainage route with the City of Maitland Community Development Department before you change a downspout.

How often should I clean gutters under oaks in Maitland?

Clean them more often than the standard rule if you have heavy tree cover. Live oaks are litter producers, and pine needles peak from September through November. A sensible rhythm is after the spring oak drop, before the June through August rain season, and after the autumn needle fall. In Maitland, where the June through August rain brings about 23.2 inches on average at Orlando, a clogged gutter during that stretch is the one that overflows.

Do gutter guards solve the cleaning problem in Maitland?

Not fully. Independent testing found fine-mesh screens did better than larger holes, but even the top-scoring screen was only middling at containing a severe downpour. Inserts performed poorly, and guards may still need brushing in high-pollen areas. In Maitland, where Orlando averages 51.45 inches of rain a year, plan on cleaning gutters at least twice a year, especially under oaks and pines.
