Ocala's weak spots when the wind picks up
Recent storms brought gusts of 36 knots in Nicole (2022) and 35 knots in Milton (2024) to the Ocala weather station. Damage still follows a pattern. After Hurricane Ian, FEMA's assessment team found damage to hips and ridges was the most common roof failure, on newer and older roofs alike. FEMA also reports that losing a ridge vent can open the deck to water, and that soffits have historically performed poorly in hurricanes.
Age makes those weak points weaker. With Ocala's median home built in 1984 and 72.2% of homes built before 2000, plenty of roofs here are on a second covering or due for one. University of Florida researchers found asphalt shingles tend to come partly unsealed after their first four years, especially at exposed corners, which is where wind gets under them. Leaks then show up where the code requires flashing: wall-to-roof joints, changes in slope and openings such as vent pipes.
Rentals add a delay. Only 52.1% of Ocala's occupied homes are owner-occupied, and a leak reported by a tenant reaches the owner second-hand. The signs Citizens asks inspectors to look for are worth passing on to anyone living under the roof: curling or cracked shingles, heavy granule loss, soft spots in the deck, and water stains in the attic or on ceilings.

The line between a patch and a new Ocala roof
Florida's code caps repairs on most older roofs at 25% of a roof section in 12 months. Roofs built to the 2007 code or later are the exception, and on those only the repaired part has to meet current code. That makes the 2007 code's start date, March 1, 2009, the date to know for any Ocala roof. Insurance runs on a different clock: a roof's age counts from the last time 100% of it was built or replaced, so patches do not make it younger.
Small repairs may not need a permit. The building code lets ordinary minor repairs go ahead without one if the building official approves, so for a home inside city limits the call belongs to the City of Ocala Growth Management department's Building division. Larger work does need a permit, and on an older roof the 25% line above often decides whether it is still a repair.

What should I do after a storm damages my Ocala roof?
Start with safety and records, then call your insurer. Stay off a wet or damaged roof, photograph the damage from the ground and inside, and note the date, because a new property claim must reach your insurer within 1 year of the loss under Fla. Stat. 627.70132. Questions about coverage go to your insurer or agent; Florida law bars a roofing contractor who is not a public adjuster from advising on coverage. Marion County has seen FEMA major disaster declarations after Ian, Nicole, Idalia, Debby, Helene and Milton, so keep those records from every storm season.

Can a handyman do roof repairs in Ocala?
Only within a narrow exemption. Florida exempts work of a casual, minor or inconsequential nature below a set total contract price from contractor licensing, but the exemption does not apply to a larger job split into pieces or to anyone who advertises as a contractor. Roofing work for pay otherwise falls to a roofing contractor, whose scope covers roof-deck attachments and sheathing repairs. Whether a small Ocala repair needs a permit is a separate question for the City of Ocala Growth Management department's Building division.

Are tile roofs in Ocala repairable after a storm?
Usually, if matching tile can be found. The tile industry's alliance says tile roofs are repairable in most cases, and that in high wind tiles are typically broken by flying debris rather than by the wind itself. The code lets salvaged tile go back on only if it matches in material and profile, and cracked or broken tile may not be reinstalled. When a profile is no longer made, a “harvest and repair” moves tiles from a hidden slope to the street side. After a storm like Nicole, which gusted to 36 knots at the Ocala station, check tiles under trees first.
