On Top of the World sits 11 miles southwest of Ocala, where the airport station logged a 36-knot gust in Hurricane Nicole in 2022 and 35 knots in Milton in 2024. Gusts like those lift shingle corners and ridge caps first, and the leak shows up indoors later, so a roof repair here usually starts at those edges.

What wind and rain do to roofs in On Top of the World

University of Florida researchers found asphalt shingles tend to come partly unsealed at the corners after their first four years, from weathering and heat cycles. With a median build year of 2006, many original shingle roofs here are well past that point. Unsealed tabs are what a gust catches.

Hips and ridges took the most damage in Hurricane Ian, FEMA's assessment found, on newer and older roofs alike, and a lost ridge vent can open the deck to rain. Marion County drew FEMA declarations for Ian in 2022 and for Idalia, Debby, Helene and Milton after it.

Tile behaves differently. TRI's storm reviews found that wind alone rarely breaks tile; airborne debris does. A broken tile can be swapped, but new or salvaged tile should not go over compromised underlayment, and repaired tiles rarely match exactly.

The rules

Small repairs, permits and the 2009 code line

Whether a small repair needs a permit is the building official's call under FBC-B 105.2.2, and for On Top of the World that official sits at Marion County Building Safety. Bigger jobs run into the 25% rule: on a roof older than the 2007 code, repairing more than a quarter of a section in 12 months means redoing the section.

A repair also leaves the roof's insurance age alone. Under Fla. Stat. 627.7011(5)(d), the clock runs from the last date 100% of the roof was built or replaced, or from the first partial replacement once later work completes the whole roof. With 36.9% of homes here built before 2000, that date matters when an insurer asks.

Should I pressure-wash algae off an On Top of the World roof?

No. ARMA warns that high-pressure washing is likely to damage asphalt roofing, and Owens Corning says it strips granules and shortens roof life. Both say a bleach-and-water solution may lighten the streaks for a while, though they can come back. The dark streaks are usually algae, most widespread in the Gulf States and warm, humid places, and the Ocala station's 51.64 inches of yearly rain keeps roofs here damp. Owens Corning reports no evidence that algae affects shingle performance.

Can I replace just the damaged slope of an On Top of the World roof?

Sometimes, because the code counts by roof section. A section is a part of the roof divided by expansion joints, parapet walls, flashing other than valleys, a change in elevation other than hips and ridges, a change in roof type or a legal description. Under R908.1.1, no more than 25% of a section may be redone in 12 months unless the whole section is. For a home built in 2006 with its first roof, the 2007-code exception does not apply, so the section math decides the job.

Who can I hire for a small roof repair in On Top of the World?

Roofing for pay belongs to roofing contractors, whose scope under Fla. Stat. 489.105(3)(e) includes deck attachments and replacing sheathing or fascia during a repair. The small-job exemption in 489.103(9) covers only casual, minor work under a set total price, and it does not cover anyone who advertises as a contractor or a large job split into pieces. Separately, Marion County Building Safety decides whether the job needs a permit.
