Roof inspections in Silver Springs Shores, FL
More than half of the homes in Silver Springs Shores, 54.7 percent, were built before 2000, which puts every one of them past the 20-year mark at which Citizens asks for a 4-point inspection. Local know-how
Insurer age lines and the homes in The Shores
A house from the community's 1997 median year is past the 15-, 20- and 25-year lines insurers use. The 15-year rule in section 627.7011(5) is the first: below 15, roof age alone cannot cost you a homeowner's policy, and above it you may hire an authorized inspector to document remaining life before any forced replacement. Citizens adds a 25-year line for shingle roofs and a 50-year line for tile and metal, past which it asks for proof of at least five more years.
The 4-point form's roof section asks for the covering, roof age, remaining useful life, the last roofing permit date, whether any replacement was full or partial and by what percentage, and the condition, with photos of each slope. For an unincorporated community like this one, permit history sits with Marion County Building Safety.
Residents here are younger than the county as a whole, with a median age of 39.2 against 47.9 for Marion County, and most of the 17 percent of homes built since 2010 still have roofs under or near 15 years old. Because Citizens asks on applications, the report often comes up when a house changes hands or a policy moves.
Wind mitigation
The wind mitigation form on a 1990s or 2000s house
The state's form, OIR-B1-1802 (Rev. 04/26), opens with the building code era: FBC 2001 or 2004, or FBC 2007 and later. A house from the 1997 median year predates both, while the community's 2000s houses may fall in the first. The form then asks for the wind region from the ASCE 7-22 hazard tool, roof slope, covering, deck attachment, roof-to-wall connection, roof shape and secondary water barrier. A hip roof counts as a hip only if other features make up no more than 10 percent of its perimeter.
Insurers must offer credits for features that cut wind losses, but the state's notice says the discounts touch only the hurricane-wind part of a policy and do not stack. It names securing the roof and protecting windows as the two most cost-effective steps. A completed form stays valid for up to five years unless the house changes.
Questions
Roof inspections in Silver Springs Shores: questions
Can a 4-point inspection fail my Silver Springs Shores roof for age alone?
The form itself does not pass or fail anything; it records the roof's age, condition and remaining life, and the insurer decides. For a homeowner's policy, section 627.7011(5) limits that decision: once a roof is 15 or older, the insurer must let you get an authorized inspection first, and if it shows 5 or more years of useful life, the policy cannot be refused or dropped for age alone. Citizens' own rule asks for that five-year proof on shingle roofs past 25. With the median Shores house built in 1997, many original roofs are past that line.

What does the inspector check in my attic in Silver Springs Shores?
For a wind mitigation report, the parts you cannot see from the yard: how the deck is nailed, how the trusses tie to the walls, and whether there is a sealed secondary water barrier, each with photos. Roof-to-wall connections are graded from weakest to strongest, toenails, clips, single wraps, double wraps and structural, and a metal connector only counts with at least 3 nails into the truss, a gap under half an inch and no severe corrosion. On a 1997 house, it pays to know which grade you have before a re-roof.

Does a newer Silver Springs Shores home need a roof inspection?
Sometimes, depending on the insurer and the form. Here, 17 percent of homes were built in 2010 or later, so their original roofs are still under or near 15 years, the point at which the 15-year rule's inspection right starts. Citizens' 4-point requirement starts at 20 years, but a wind mitigation report can matter at any age, because it documents the features that earn wind credits and stays valid for up to five years. Ask your agent which report your renewal needs.
