Why roof age matters in Pine Ridge

Florida law gives you one right at the 15-year mark. For a roof 15 years or older, your insurer must let you hire an authorized inspector, and you pay for it. A report showing 5 or more years of useful life blocks a refusal or non-renewal based only on age. That protection covers policies issued or renewed from July 1, 2022 onward.

The 4-point form is a separate request. Citizens asks for one on properties more than 20 years old, and its roof section records the covering, age, remaining life, last permit and any damage. For roofs older than 25 years (shingle) or 50 years (metal, tile), Citizens wants documentation of at least five years of remaining life. Your agent can tell you which form your own policy calls for.

What a roof inspection checks

An inspector walks the roof and looks for the items the insurer forms list. Those include cracking, curling, heavy granule loss, exposed asphalt or felt, missing or loose tabs, soft spots in the decking, and leaks visible from the attic or on ceilings. The insurer forms expect a photo of every slope in the finished report.

A wind mitigation inspection is different. It records attic items you cannot see from the ground, such as roof deck attachment, roof-to-wall connections and any sealed roof deck. The current form is OIR-B1-1802 and stays valid up to five years if nothing material changes. Mobile homes make up 4.8 percent of Pine Ridge housing, and their roofs follow the HUD code, so confirm with the building office what applies to yours.

Pine Ridge permits come from the Citrus County Building Division. Inverness and Crystal River handle their own permits only inside their city limits.
