Where water gets into Minneola roofs

Wind opens the path and rain follows it. FEMA's assessment teams call roof covering damage a primary source of water intrusion in hurricanes, and after Ian the damage they saw most often was at hips and ridges, on newer and older roofs alike. Granules collecting in the gutters and curled or cupped shingles are signs of age. Dark streaks are mostly algae, which a major shingle maker calls an appearance problem rather than a performance one.

The 2007 code line sets how big a repair can be. Minneola's median home dates to 2007; on a roof that old and never replaced, no more than 25% of a section can be repaired in 12 months before the whole section must be redone. Roofs replaced under the 2007 code or later are exempt under Fla. Stat. 553.844(5).

Should I repair or replace my Minneola roof?
