How old are the roofs in Sun City Center?

The median home here was built in 1997, and 54.4 percent of homes predate 2000. By our arithmetic, that leaves 45.6 percent built in 2000 or later. A home from the 1990s can still be carrying a roof near the end of its service life, so a roof inspection is a sensible first step before you plan any work.

Older stock is a smaller group: 23.5 percent of homes date before 1980, while 29.3 percent were built in 2010 or later. Those newer roofs may fall under the 2007 code exception to the 25 percent rule, but only if the roof itself was built, repaired or replaced under that code or a later one.

Under Fla. Stat. 627.7011(5), your insurer cannot refuse or non-renew a policy solely because a roof is under 15 years old. If your roof is 15 years old or more, an authorized inspector can examine it, and you pay for that inspection. If that inspection finds 5 or more years of useful life left, age alone is not grounds to refuse or non-renew.

Permits and code

Sun City Center permit rules and the 25 percent threshold

Sun City Center is an unincorporated CDP, so the Hillsborough County building office issues roof permits. Before any work begins, check the current requirements with that office. The county page lists permits and records.

The 25 percent rule says that repairing or replacing more than 25 percent of a roof section in any 12-month period triggers replacement of the whole section. The exception covers only a roof built or redone under the 2007 Florida Building Code or later. That code took effect March 1, 2009 under its adoption schedule, and local governments cannot amend the exception.

Two permit clocks matter. A permit expires if work has not started within 6 months of issue, or if work halts for 6 months. The Ninth Edition of the code takes effect December 31, 2026, so a Sun City Center roof application filed with the county from that day on is judged under the new edition.

Hurricane Eta in 2020 dropped 10.64 inches near Sun City Center, the greatest rainfall in the greater Tampa Bay area. A 100-year, 24-hour storm here is 11.5 inches by NOAA Atlas 14, so Eta came close to that depth.

Hillsborough County gets 49.48 inches of rain a year at Tampa International Airport, and about 61 percent falls June through September. Lightning also matters: the Tampa Bay corridor receives the most lightning in the country, over 90 percent of it May through October.

The Little Manatee River marks the southern edge of the CDP, and water covers 5.1 percent of its area. Mobile homes make up only 0.6 percent of housing units, so most roofs here follow the standard Florida Building Code.

What is the 25% roof rule in Florida?

When more than 25 percent of any roof section is repaired, replaced or recovered within a 12-month span, that entire section must be replaced or recovered. That exception covers roofs built, repaired or replaced under the 2007 Florida Building Code or a later edition. In that case, only the repaired portion has to satisfy current code. Under Fla. My Sun City Center roof is over 15 years old. Can my insurer drop me?

Replacement is not required just because of age when an inspection shows the roof has enough remaining life. Under Fla. Stat. 627.7011(5), you may have an authorized inspector check a roof 15 years or older at your own expense. If it shows 5 or more years of useful life remaining, the insurer may not refuse or non-renew for age alone. With a median build year of 1997 here, many homeowners will face this question. What changes in the building code on December 31, 2026?

The Ninth (2026) Edition takes effect on December 31, 2026, and Hillsborough County permit applications filed from that date follow it. The Eighth Edition now in force went into effect on December 31, 2023.
