Ruskin has two housing groups. About 18.3 percent of homes were built before 1980, and 43.3 percent were built in 2010 or later. Older homes may be on a second or third roof. Newer ones may still be on the first.

Roof age matters most at insurance renewal. Florida law lets an insurer refuse a policy solely over roof age only under set conditions. If your roof is at least 15 years old, an authorized inspector can examine it, paid for by you. If the inspector finds 5 or more years of useful life left, the insurer cannot refuse or non-renew over age alone. Your insurer or agent can explain how this affects your specific policy.

What the 25 percent rule means for a Ruskin repair

The Florida Building Code limits how much of a roof you can repair or replace in any 12-month period. Past 25 percent of the roof area or section, the whole roof or section must be replaced. With 75.4 percent of occupied homes owner-occupied, many Ruskin owners will face this choice on their own money.

There is an exception. If the existing roof was itself built, repaired or replaced under the 2007 Florida Building Code or later, only the repaired part must meet current code. Local governments are prohibited under state law from changing that exception. Water covers 6.7 percent of the town's area, so low ground and creeks are close to many homes. In 2020, Hurricane Eta delivered up to 10.64 inches of rainfall in the Sun City Center area.
