Repair versus replace
Repair or replace: the 25% line for your roof
Under the code, patching work on a roof or roof section is limited to 25 percent within any 12-month period. Past that, the entire section must be replaced or recovered. This is the main legal line between repair and replacement in Florida.
One exception matters. A roof that itself was built, repaired or replaced to the 2007 Florida Building Code or later only has to bring the repaired part up to current code. No local ordinance can alter that. A 1997 median home build year says nothing about any single roof, so find out when yours was last done.
Sun City Center sits in unincorporated Hillsborough County, so the county building office handles roof permits. A small repair may or may not need one. Florida's code leaves that decision to the building official, so ask the county first.

What to do safely after a storm
Stay off the roof. Look from the ground for missing shingles, lifted ridge cap and fallen soffit. Then check the attic and ceilings for stains or drips. Photograph everything with dates before you tarp or move anything.
