Roofing in Lake Magdalene, Florida

Lake Magdalene stayed rural until residential construction pushed north from Tampa in the 1990s, and the 2000 census counted 28,755 people. Many homes here are now old enough that the roof is a real question. Hillsborough County issues your roof permit, and Florida's 25 percent rule and insurer inspection rules decide what a repair can turn into.

Housing age

How old roofs are distributed across the homes of Lake Magdalene

The median home here was built in 1982, and 82.9 percent were built before 2000. Only 8 percent date from 2010 or later. The year a home was built does not tell you its roof age, since many have been replaced. It does suggest that a good share of owners are dealing with a second roof, or an original one.

Roof age matters most at insurance renewal. Florida Statute 627.7011(5) lets you hire an authorized inspector, at your expense, once a roof reaches 15 years. A finding of 5 or more years of remaining life blocks a refusal or non-renewal based on age alone. For what this means under your own policy, ask your insurer or agent.

About 72.3 percent of occupied homes are owner-occupied, so most roof decisions here belong to individual homeowners. Another 17 percent of homes sit in buildings with 5 or more units, where an association or property manager usually decides.

Home types

Mobile homes and condos in Lake Magdalene

Single-family detached homes make up 60.5 percent of housing units, and mobile homes make up 6.7 percent. Mobile and manufactured homes follow the federal HUD code, not the Florida Building Code, so do not assume a rule written for site-built roofs applies to them. Confirm with the county building office before you plan the work.

The 13,809 housing units counted here include many apartments and condominiums. If your roof belongs to a building association, repairs run through its board, and the same county permit rules still apply.

Local rules

Permits and the 25 percent rule

No city hall handles roofing for this unincorporated community of 30,742 people. The Hillsborough County building office issues the permit, so call or check its records page for current forms. A permit goes invalid if work does not begin within 6 months of issue, or if it stops for 6 months.

Florida's 25 percent rule says that repairing or replacing more than 25 percent of a roof section in 12 months can force replacement of the whole section. A roof built, repaired or replaced under the 2007 Florida Building Code or later qualifies for an exception. For that roof, only the repaired area has to meet today's code.

Since December 31, 2023, the Eighth Edition code has been in force. The Ninth Edition governs permit applications filed on or after December 31, 2026, so the filing date of your application can change which edition applies.

Questions

Lake Magdalene roofing questions

What is the 25% roof rule in Florida?

If you repair, replace or recover more than 25 percent of a roof section within 12 months, the whole section must be replaced or recovered. That exception covers a roof built, repaired or replaced under the 2007 Florida Building Code or any later version. In that case, only the portion that was repaired has to satisfy current code. With a median build year of 1982 here, ask the Hillsborough County building office how your roof's history applies.

Who issues roof permits in Lake Magdalene?

Hillsborough County issues them, because Lake Magdalene is an unincorporated community of 30,742 people by the 2020 Census. Contact the county building office for current forms and requirements. Under the Florida Building Code, a permit becomes invalid if work does not start within 6 months of issue.

Can my insurer make me replace a roof that is 15 years old?

Under Florida Statute 627.7011(5), for a roof 15 years or older the insurer must allow you to have an authorized inspector check it at your expense. An insurer cannot deny or decline to renew coverage based only on roof age when the inspection finds at least 5 years of useful life remaining. Since 82.9 percent of homes here were built before 2000, many owners may face this. Ask your insurer or agent.
