Named for North Dale Mabry Highway, which forms the eastern edge of the CDP, Northdale sits about 19 miles north-northwest of downtown Tampa. How old Northdale homes affect your roof

The median home in Northdale was built in 1986, and 82 percent of homes predate 2000. Only 6.3 percent went up in 2010 or later. A shingle roof from the late 1980s is well past its design life, so a roof still on the original shingles is likely near the end.

Citizens Property Insurance wants documented proof of five or more years of remaining useful life once a shingle roof passes 25 years. Tile, slate, concrete and metal get that review after 50 years. If your insurer sends a roof-age notice, ask what proof it accepts before you pick repair or replacement.

About 72.8 percent of occupied homes are owner-occupied, and 68.8 percent of housing units are single-family detached. Another 17.3 percent sit in buildings of five or more units, where the roof is usually an association decision. Mobile homes are only 0.8 percent of housing here.

Who issues your roof permit in Northdale

As an unincorporated CDP, Northdale gets its roof permits from the Hillsborough County building office. The county's Building Permits & Records page was live when we checked it. Ask that office for the current forms and review times for your address.

Under the Florida Building Code, a permit lapses if work has not started within 6 months, or if work sits idle for 6 months. An application you stop pursuing is treated as abandoned 180 days after filing. Plan your start date with your roofer so the clock does not run out on your Northdale permit.

Ask whether your subdivision has its own rules. Cheval, next door, is named for its large gated subdivision, and planned communities in this area often require association approval of roof color and material. Northdale itself has no historic district. Tampa's historic review applies inside the city, not here.

The 25 percent rule for Northdale roofs

Florida's 25 percent rule limits how much of a roof you can repair, replace or recover in any 12-month period. Past 25 percent of the roof area or section, the whole roof system or section must be replaced or recovered. For a 1986 roof, patching in several stages can trigger that limit.

An exception exists for roofs already done to the 2007 code or later, where only the repaired portion must meet current code. A Northdale roof from the 1980s cannot use it, so the full rule applies. Have your roofer measure the affected area before any work begins.

Storms and rain on Northdale roofs

Tampa's airport station records 49.48 inches of normal annual rain, with about 61 percent between June and September. NOAA Atlas 14 puts a 10-year, 1-hour rain at Northdale at 2.9 inches an hour. Flashing, valleys and gutters carry that load all summer.

Hurricane Eta in 2020 brought up to 10.64 inches of rain near Sun City Center and flooding in coastal Hillsborough County. Irma in 2017 passed between Tampa and Orlando as a category 1 hurricane. Tampa Bay is also part of Lightning Alley, where more than 90 percent of strikes come May through October.

What is the 25% roof rule in Florida?

Under Florida Building Code section 1511.1.1, no more than 25 percent of a roof area or section can be repaired, replaced or recovered in any 12-month period. Beyond that, the entire roof system or section must be replaced or recovered. The exception applies only to roofs built or redone under the 2007 code or later. In Northdale, where the median home dates to 1986, many roofs fall outside that exception.

How old is a typical roof in Northdale?

What is the new law in Florida about roofs?

The Florida Building Code edition in force depends on when your permit application is filed. The Ninth Edition becomes effective December 31, 2026, and any application submitted on or after that date must follow it. For a Northdale reroof, ask Hillsborough County which edition covers your filing date.

Does Northdale have a historic district review for roofs?

None applies to Northdale itself. Tampa has four Local Historic Districts and 64 Local Historic Landmarks, and exterior repairs there need a Certificate of Appropriateness. That applies inside Tampa, about 19 miles from Northdale. Check with your own association and the county office.
