What the deck, underlayment and fasteners must meet
Roof sheathing on a new home must be fastened with ring shank nails, with RSRS-03 named as the standard size. Smaller RSRS-01 or RSRS-04 nails are allowed where the sheathing is 15/32 inch or thinner.
- Use a self-adhering polymer-modified bitumen layer across the full deck.
- Or tape every deck joint with at least a 3 3/4-inch strip, then add approved underlayment over the roof.
- Or lay two layers of approved felt-type underlayment, fastened 12 inches on center in the field and 6 inches at laps.
Shingle eaves and gables need drip edge fastened no more than 12 inches apart. In areas with higher design winds, the spacing tightens to 4 inches.

The code lists the inspections in order: foundation, framing, sheathing or dry-in, exterior walls and soffit, roofing, then final. The roofing inspection covers the dry-in, insulation, roof covering and flashing. Each one must pass before work moves on.
Gutters are required on a home with eaves under 6 inches, and downspouts must discharge at least 1 foot from the sidewall. Because the median home here dates to 1982, many neighbors will still have original gutters, so compare yours against the new standard.
